Landlord Gas Safety Cert Your Key to Compliance

As a landlord, one of your most important responsibilities is ensuring the safety of your tenants. A landlord gas safety certificate (CP12) is a legal requirement for any property with gas appliances. This certificate proves that your gas appliances have been inspected by a Gas Safe registered engineer and are safe to use.

The inspection covers all gas appliances, including boilers, cookers, and fires. It also includes checks on flues and ventilation systems. Once the inspection is complete, you’ll receive your gas safety certificate, which is valid for 12 months.

You must provide a copy of this certificate to your tenants within 28 days of the inspection. Failure to do so can result in fines of up to £6,000 per appliance or even imprisonment.
