Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Fire Safety Certificate Updates for London Landlords in 2024

In 2024, there have been several important updates to fire safety certificates for landlords in London. This blog will provide an overview of these updates, outline the responsibilities of landlords, and highlight how you can stay compliant.

Understanding Fire Safety Certificates

A fire safety certificate is a document that confirms a property has been assessed for fire risks and meets the required safety standards. It is crucial for all types of properties, including residential, commercial, and Houses in Multiple Occupation (HMOs).

Key Updates for 2024

  1. Enhanced Assessment Standards: Fire risk assessments must now adhere to stricter guidelines to ensure comprehensive evaluation of fire hazards. This includes more detailed inspections and documentation.

  2. More Frequent Reviews: Properties, especially HMOs and commercial premises, are required to undergo fire risk assessments more frequently to ensure ongoing compliance with safety standards.

  3. Digital Certification: Fire safety certificates can now be issued digitally, making it easier for landlords to store and access these important documents.

  4. Mandatory Upgrades: For older properties, landlords may be required to upgrade fire safety equipment and infrastructure, such as installing modern fire alarms, sprinkler systems, and emergency lighting.

  5. Tenant Communication: Landlords must provide tenants with up-to-date fire safety information, including escape routes and the location of fire safety equipment. This information should be clearly displayed in communal areas.

Landlord Responsibilities

As a landlord, you have several key responsibilities to ensure your property is compliant with the latest fire safety regulations:

  1. Conduct Regular Fire Risk Assessments: Schedule assessments at the required intervals and address any identified risks promptly.

  2. Maintain Fire Safety Equipment: Regularly check and maintain fire alarms, extinguishers, and emergency lighting to ensure they are in working order.

  3. Provide Fire Safety Training: Ensure that tenants are aware of fire safety procedures, including evacuation plans and how to use fire safety equipment.

  4. Upgrade Fire Safety Measures: Implement any necessary upgrades to meet current safety standards, particularly in older properties.

  5. Keep Records: Maintain up-to-date records of all fire safety assessments, equipment maintenance, and tenant communications.

Simply superb- Getting an HMO license is an incredibly stressful process and culminates with a Fire Risk Assessment. Mo was excellent in his knowledge and ability to make sure my properties were HMO compliant. I have used the company before and will continue to use them again. Note they are also significantly cheaper than their competitors but often are able to arrange next day appointments. Thanks a lot! Tanvi the Salesman was also great as well.
