Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

The Cost of a Landlord Gas Safety Certificate: Prices Starting from £29

Ensuring the safety of gas appliances in rental properties is a crucial responsibility for landlords.

One of the key requirements is obtaining a Gas Safety Certificate (CP12), which confirms that all gas appliances and fittings within a property have been checked and deemed safe by a registered Gas Safe engineer. In this blog, we’ll explore the cost of obtaining a landlord gas safety certificate, with prices starting from as low as £29. Additionally, we’ll provide useful links for landlords to understand their obligations and find further resources.

What is a Landlord Gas Safety Certificate?

A Landlord Gas Safety Certificate, also known as a CP12, is a document issued by a registered Gas Safe engineer following a thorough inspection of all gas appliances, flues, and pipework in a rental property. This certificate confirms that the gas installations meet legal safety standards.

Why is a Gas Safety Certificate Important?

  1. Legal Requirement: Under the Gas Safety (Installation and Use) Regulations 1998, landlords are legally required to have a gas safety check conducted annually.
  2. Tenant Safety: Ensures the safety and well-being of tenants by preventing gas leaks, explosions, and carbon monoxide poisoning.
  3. Insurance: Many insurance policies for rental properties require a valid gas safety certificate.
  4. Compliance: Avoids legal penalties and potential fines for non-compliance.

Cost of a Landlord Gas Safety Certificate

The cost of obtaining a Gas Safety Certificate can vary depending on several factors, including the location of the property, the number of gas appliances, and the specific service provider. However, prices generally start from as low as £29.

  • Basic Check (starting from £29): This typically includes a safety check of one gas appliance.
  • Additional Appliances: There may be additional charges for inspecting multiple gas appliances within the same property.
  • Combined Services: Some providers offer combined services, such as boiler servicing along with the gas safety check, which can be more cost-effective.

It’s important to shop around and compare prices from different Gas Safe registered engineers to ensure you’re getting the best value for your money.

How to Obtain a Gas Safety Certificate

  1. Hire a Gas Safe Registered Engineer: Only engineers listed on the Gas Safe Register are legally allowed to perform gas safety checks and issue certificates.
  2. Schedule an Inspection: Arrange for the engineer to visit the property and conduct a thorough inspection of all gas appliances and fittings.
  3. Receive the Certificate: If all checks are satisfactory, the engineer will issue a Gas Safety Certificate, detailing the results of the inspection.
