Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Safety Certificates for Landlords in Bromley

As a landlord in Bromley, it is your duty to ensure that your properties are safe, well-maintained, and fully compliant with the law. Upholding these responsibilities is crucial for protecting your tenants, avoiding legal issues, and maintaining the value of your investment. Below is a summary of the key responsibilities that all landlords in Bromley must meet:

  1. Fire Safety Compliance: Landlords are required to ensure that their properties meet all fire safety regulations. This includes the installation of smoke alarms on every floor, carbon monoxide detectors in rooms with solid fuel-burning appliances, and conducting regular Fire Risk Assessments, especially in buildings with multiple occupants. Maintaining clear escape routes and providing tenants with clear fire safety guidelines are also essential.

  2. Electrical Safety: It is the landlord’s responsibility to ensure that all electrical systems in the property are safe. An Electrical Installation Condition Report (EICR) must be obtained to certify that the electrical installations are in good condition. This report should be updated every five years or when a new tenancy begins, with a copy provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues in rental properties must be inspected annually by a registered Gas Safe engineer. Landlords must obtain a Gas Safety Certificate after each inspection and provide a copy to their tenants within 28 days or at the start of a new tenancy. This is essential for ensuring the safety of the property and its occupants.

  4. Energy Performance Certificate (EPC): Landlords must provide tenants with an Energy Performance Certificate (EPC) before letting the property. The EPC gives an energy efficiency rating for the property, which is valid for ten years. Properties in Bromley must meet at least an E rating to be legally rented out, ensuring energy efficiency and lower energy costs for tenants.

  5. Asbestos Management: For properties built before the year 2000, landlords must ensure that an Asbestos Management Survey is conducted. This survey identifies any asbestos-containing materials in the property and provides guidance on how to manage them safely, minimizing the risk of exposure for tenants and maintenance workers.

  6. Property Maintenance and Repairs: Landlords are legally obligated to keep the property in good repair. This includes maintaining the structure, exterior, and essential services such as heating, plumbing, and electrical systems. Promptly addressing maintenance issues and repairs reported by tenants is crucial for ensuring the property remains safe and habitable.

  7. Tenant Rights and Responsibilities: It is important for landlords to provide tenants with a clear and comprehensive written tenancy agreement. This document should outline the terms of the tenancy, including rent, notice periods, and responsibilities for property upkeep. Additionally, landlords must protect tenant deposits in a government-approved scheme.

Landlord Checks is committed to helping landlords comply with their legal responsibilities and maintain high standards across the borough. By meeting these obligations, landlords not only ensure the safety and well-being of their tenants but also contribute to the overall quality of housing in Bromley.
