Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Gas Safety and Boiler Service: A Guide for Landlords in 2024

As a landlord, ensuring the safety and efficiency of the gas installations and appliances in your property is a critical responsibility. This involves regular gas safety checks and boiler servicing. This guide provides an overview of your responsibilities, the importance of gas safety and boiler servicing, and the steps to ensure compliance with the latest regulations in 2024.

Gas Safety Certificate (Commercial Properties)

Importance of Gas Safety and Boiler Servicing

  1. Legal Compliance: Landlords are legally required to ensure that gas appliances, fittings, and flues provided for tenants are safe.
  2. Tenant Safety: Regular checks and servicing prevent gas leaks, carbon monoxide poisoning, and potential explosions.
  3. Efficiency and Longevity: Regular servicing of boilers and gas appliances ensures they run efficiently, reducing energy costs and extending their lifespan.
  4. Insurance: Compliance with gas safety regulations is often a condition of property insurance policies.

Landlord Responsibilities

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

  • Ensure gas appliances, fittings, and flues are maintained in a safe condition.
  • Have an annual gas safety check carried out on each gas appliance and flue.
  • Keep a record of each safety check for at least two years.
  • Provide a copy of the latest gas safety check record to existing tenants within 28 days of the check, and to new tenants before they move in.

Steps to Ensure Gas Safety and Boiler Servicing

1. Hire a Registered Gas Safe Engineer

  • Only Gas Safe registered engineers are legally allowed to perform gas work.
  • You can verify an engineer’s credentials on the Gas Safe Register website.

2. Schedule an Annual Gas Safety Check

  • Arrange for a Gas Safe registered engineer to conduct a thorough inspection of all gas appliances, fittings, and flues.
  • Ensure this check is done at least once every 12 months.

3. Boiler Service

  • While the annual gas safety check covers basic safety, it’s recommended to have your boiler serviced annually to ensure it runs efficiently.
  • A service involves cleaning, inspecting, and testing the boiler components, and checking for wear and tear.

4. Documentation

  • After the safety check, the engineer will provide a Gas Safety Certificate (CP12), detailing the results of the inspection.
  • Keep copies of the certificate for at least two years.
  • Provide tenants with a copy of the certificate within 28 days of the check.

Cost of Gas Safety Checks and Boiler Servicing

  • Gas Safety Check: Typically costs between £60 and £100, depending on the location and the number of appliances.
  • Boiler Service: Usually ranges from £80 to £150, depending on the boiler type and the complexity of the service.

Benefits of Regular Gas Safety Checks and Boiler Servicing

  • Compliance: Ensures you meet legal obligations and avoid potential fines.
  • Safety: Reduces the risk of gas leaks, carbon monoxide poisoning, and other hazards.
  • Efficiency: Maintains the efficiency of gas appliances and boilers, potentially lowering energy bills.
  • Longevity: Regular maintenance extends the lifespan of your appliances.
