Obtaining a CP12 Gas Certificate is essential for homeowners to ensure the safety, efficiency, and compliance of their gas appliances and pipelines. It's a proactive measure that offers peace of mind, saves costs, and prioritizes the well-being of your family and property.

A Gas Safety Certificate, also known as a CP12, is an official document issued by a Gas Safe registered engineer after carrying out a gas safety inspection. It confirms that all gas appliances, pipework, chimneys, and flues in a rental property are safe and in proper working condition.
All landlords in England, Wales, and Scotland who rent out residential properties with gas appliances must obtain an annual Gas Safety Certificate to comply with legal requirements.
A gas safety check must be carried out once every 12 months by a Gas Safe registered engineer. The certificate is valid for one year and must be renewed annually.
Landlords must provide existing tenants with a copy of the Gas Safety Certificate within 28 days of the inspection. New tenants must receive a copy before moving into the property.
If an appliance fails the inspection, it must be taken out of use immediately and repaired or replaced before it can be used again. The engineer will note any failures on the report.
Failing to obtain or provide a valid Gas Safety Certificate can result in fines of up to £6,000, criminal charges, invalid landlord insurance, and the inability to serve a Section 21 eviction notice in England and Wales.
