Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Electrical Safety Certificate: Ensuring Safety & Compliance for Landlords

Ensuring the electrical safety of your property is paramount. An Electrical Installation Condition Report (EICR), also known as an electrical safety certificate, is essential to confirm that all electrical installations are safe and compliant with current regulations. This guide provides an overview of what an electrical safety certificate entails, why it's important, how to obtain one, and how Landlords Checks Ltd can assist you in this crucial process.

What is an Electrical Safety Certificate?

An Electrical Installation Condition Report (EICR) is a detailed inspection and report on the condition of the electrical installations within a property. It identifies any defects, damage, deterioration, or non-compliance with current electrical safety standards.

Importance of an Electrical Safety Certificate

  1. Legal Requirement: Landlords in the UK are required to ensure that electrical installations in their rental properties are safe under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

  2. Tenant Safety: Ensures the safety of tenants by identifying and rectifying potential electrical hazards, reducing the risk of electrical fires, shocks, or other accidents.

  3. Property Protection: Regular inspections help identify issues early, preventing costly repairs or damage to the property due to electrical faults.

  4. Insurance Compliance: Many insurers require an up-to-date electrical safety certificate as a condition of providing coverage.

Legal Requirements for Landlords

Under the Electrical Safety Standards Regulations 2020, landlords must:

  • Ensure that the electrical installations in their properties are inspected and tested by a qualified person at least every five years.
  • Obtain a report (EICR) that includes the results of the inspection and any remedial work required.
  • Provide a copy of the EICR to new tenants before they move in and to existing tenants within 28 days of the inspection.

How to Obtain an Electrical Safety Certificate

  1. Hire a Qualified Electrician:

    • Ensure the electrician is registered with a government-approved scheme such as NICEIC, NAPIT, or ELECSA.
  2. Schedule the Inspection:

    • Arrange for the qualified electrician to conduct the EICR inspection at your property.
    • Provide them with access to all areas, including fuse boxes, sockets, switches, and other electrical installations.
  3. Completion of Inspection:

    • The electrician will inspect the electrical installations and assess their condition.
    • They will identify any defects or areas of non-compliance with current safety standards.
  4. Receive the EICR:

    • After completing the inspection, the electrician will provide you with an Electrical Installation Condition Report.
    • This report will outline the findings of the inspection, categorize any issues (if found), and provide recommendations for remedial work.
  5. Addressing Deficiencies:

    • If the report identifies any issues requiring attention (e.g., C1 or C2 codes for immediate or urgent remedial work), ensure these are addressed promptly by a qualified electrician.
    • Obtain confirmation that any required remedial work has been completed and meets safety standards.
  6. Provide Copies to Tenants and Authorities:

    • Provide a copy of the EICR to new tenants before they move in.
    • Provide a copy to existing tenants within 28 days of the inspection.
    • Retain a copy of the EICR for your records and provide it to local authorities upon request.

Cost of an Electrical Safety Certificate

The cost of an EICR can vary based on several factors, including the size and complexity of the property, location, and the electrician’s rates. Typically, the cost ranges from £100 to £250 for most residential properties.

Super Fast Service

We needed the FRA done for our new building urgently. Called their customer service around 11am and they arranged someone to be on site in the evening around half 6 same day. Although we had to pay extra for getting this arranged but it was worth. Time was more important for us than the money. Received the report within 48 hours too. Saved us from a big trouble. Definitely be using them again for new projects. Thank you
