Gas and Electrical Safety Checks for Rental Properties

Landlords in the UK are legally responsible for ensuring that their rental properties are safe for tenants to live in. Two of the most important areas of compliance involve gas and electrical safety. These checks are essential not just for meeting legal obligations, but also for protecting lives and property. Gas leaks or electrical faults can lead to fire, explosions, or serious injury, so regular inspections and certifications are mandatory.

A Gas Safety Check must be carried out every 12 months by a registered Gas Safe engineer. This inspection covers all gas appliances, fittings, flues, and ventilation systems within the property. After the check, the engineer issues a Gas Safety Certificate, also known as a CP12. Landlords must provide a copy of this certificate to existing tenants within 28 days and to new tenants before they move in. Any problems found must be fixed immediately to ensure the continued safety of the property.

Electrical Safety Checks involve a detailed assessment of the fixed electrical installations in the property, known as an Electrical Installation Condition Report (EICR). Since July 2020, these checks have been legally required every five years for private rental properties in England. A qualified electrician must test the wiring, sockets, fuse boxes, and other permanent installations. If the report highlights any “unsatisfactory” issues, landlords must carry out the recommended remedial work within 28 days—or sooner, depending on the severity.

Failing to carry out these safety checks can result in heavy fines, enforcement notices, or even imprisonment in serious cases. More importantly, it puts tenants at risk. Landlords should also keep proper records of all inspections and repair work to demonstrate compliance. Using certified professionals and scheduling checks in advance helps ensure the property remains safe, legally compliant, and ready for occupation.
