Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord Gas Safety Certificates: Essential Information and Costs

What are Gas Safety Records and Why are They Important?

Gas Safety Records, also known as Gas Safety Certificates, are documents issued after a gas safety check has been conducted by a qualified Gas Safe registered engineer. These records are crucial for ensuring that all gas appliances, fittings, and flues within a property are safe to use. They are essential for:

  • Legal Compliance: Landlords are legally required to have an annual gas safety check and provide tenants with a copy of the certificate.
  • Tenant Safety: Ensures that gas installations are safe, preventing risks such as gas leaks, carbon monoxide poisoning, and explosions.
  • Insurance Requirements: Many insurance policies mandate a valid Gas Safety Certificate as part of their terms.

Gas Safety Certificates in London from £29

Landlords in London can obtain Gas Safety Certificates starting from as low as £29. The cost may vary based on the number of gas appliances and the complexity of the inspection.

Gas Safety Check Certificate

A Gas Safety Check Certificate is issued following an inspection by a Gas Safe registered engineer. During the inspection, the engineer will:

  1. Check Appliances: Ensure that gas appliances are working correctly and safely.
  2. Inspect Pipework: Verify the integrity of the gas pipework.
  3. Check Ventilation: Ensure that there is adequate ventilation for gas appliances.
  4. Test Flues and Chimneys: Ensure that flues and chimneys are clear and working properly to safely remove combustion gases.

Gas Safety Certificate

A Gas Safety Certificate details the results of the gas safety check, including:

  • The description and location of each appliance and flue checked.
  • Any safety defects identified and actions needed or taken to fix them.
  • Results of operational safety checks carried out on the appliances.

Gas Safety Inspection

Regular gas safety inspections are crucial for maintaining the safety and integrity of gas installations. Landlords should ensure these inspections are carried out annually by a Gas Safe registered engineer to comply with legal requirements and protect their tenants.

Gas Certificates

Gas certificates are vital records that provide proof of compliance with gas safety regulations. They must be kept up to date and copies provided to tenants within 28 days of the inspection or before a new tenant moves in.

Conclusion

Gas Safety Certificates are an essential aspect of property management for landlords, ensuring the safety of tenants and compliance with legal obligations. With prices in London starting from £29, it’s a small investment for significant peace of mind. Ensure you schedule your gas safety check with a qualified Gas Safe registered engineer and maintain up-to-date records to avoid legal and safety issues.
