Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Comprehensive Guide to Landlord Certificates in 2024

Inspector assessing the safe storage of flammable materials during a fire risk evaluation

As a landlord, you are responsible for ensuring your rental property meets all legal safety standards. This involves obtaining several key certificates that verify the safety and compliance of your property. This guide outlines the essential landlord certificates you need, the process for obtaining them, and how to stay compliant with the latest regulations in 2024.

Essential Landlord Certificates

  1. Energy Performance Certificate (EPC)
  2. Gas Safety Certificate (CP12)
  3. Electrical Installation Condition Report (EICR)
  4. Fire Risk Assessment (for HMOs and certain commercial properties)
  5. Legionella Risk Assessment
  6. Portable Appliance Testing (PAT) Certificate

1. Energy Performance Certificate (EPC)

What is it?

  • An EPC provides information on the energy efficiency of a property, rated from A (most efficient) to G (least efficient).

Legal Requirement:

  • Required when a property is built, sold, or rented.
  • Valid for 10 years.

How to Obtain:

  • Hire an accredited Domestic Energy Assessor (DEA).
  • The assessor will evaluate the property and produce the EPC.

Cost:

  • Typically between £60 and £120, depending on the property size and location.

2. Gas Safety Certificate (CP12)

What is it?

  • A CP12 confirms that all gas appliances, fittings, and flues in the property are safe and comply with regulations.

Legal Requirement:

  • Annual gas safety check by a Gas Safe registered engineer.
  • Provide a copy to tenants within 28 days and to new tenants before they move in.

How to Obtain:

  • Hire a Gas Safe registered engineer to conduct the inspection.

Cost:

  • Typically between £60 and £100.

3. Electrical Installation Condition Report (EICR)

What is it?

  • An EICR assesses the condition of the electrical installations in a property, ensuring they are safe and meet current standards.

Legal Requirement:

  • Required at least every five years or with each change of tenancy.

How to Obtain:

  • Hire a qualified electrician registered with a government-approved scheme.

Cost:

  • Typically between £100 and £250, depending on the property size and complexity.

4. Fire Risk Assessment

What is it?

  • An evaluation of fire risks in a property, particularly for Houses in Multiple Occupation (HMOs) and certain commercial properties.

Legal Requirement:

  • Required for HMOs, commercial properties, and buildings with communal areas.

How to Obtain:

  • Hire a qualified fire risk assessor to conduct the assessment.

Cost:

  • Typically between £79 for a studio apartment and up to £300 for commercial premises.

5. Legionella Risk Assessment

What is it?

  • An assessment to identify and control the risk of exposure to Legionella bacteria in water systems.

Legal Requirement:

  • Required for rental properties to ensure water systems are safe.

How to Obtain:

  • Hire a qualified assessor to evaluate the property’s water systems.

Cost:

  • Typically between £50 and £100.

6. Portable Appliance Testing (PAT) Certificate

What is it?

  • A PAT certificate verifies that portable electrical appliances in the property are safe to use.

Legal Requirement:

  • Not a legal requirement, but strongly recommended, especially in HMOs and furnished rentals.

How to Obtain:

  • Hire a qualified PAT tester to inspect and test all portable appliances.

Cost:

  • Typically between £50 and £100, depending on the number of appliances.
