Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

How to Obtain an EPC Certificate: A Step-by-Step Guide for Landlords

An Energy Performance Certificate (EPC) is a crucial document for landlords, as it provides information about a property's energy efficiency and environmental impact. An EPC is required whenever a property is built, sold, or rented, and it is valid for ten years. In this guide, we’ll walk you through the process of obtaining an EPC certificate.

What is an EPC Certificate?

An Energy Performance Certificate (EPC) provides a rating of a property’s energy efficiency, ranging from A (most efficient) to G (least efficient). The certificate includes recommendations for improving energy efficiency and reducing energy costs. EPCs are necessary for prospective tenants and buyers to understand the energy performance of a property.

Steps to Obtain an EPC Certificate

  1. Find an Accredited Energy Assessor

    • Only accredited energy assessors can issue EPCs. You can find a registered assessor through the EPC Register or by searching online directories.
    • Ensure the assessor is accredited and has a good track record.
  2. Schedule an Assessment

    • Contact the chosen energy assessor to schedule an appointment.
    • Assessors will typically be able to visit your property within a few days to a week.
  3. Prepare for the Assessment

    • Ensure that the assessor has access to all areas of the property, including lofts, basements, and outbuildings.
    • Gather any relevant documentation, such as previous EPCs, details of recent renovations, and information about insulation and heating systems.
  4. Property Inspection

    • During the visit, the assessor will evaluate various aspects of the property, including insulation, heating systems, windows, and overall energy usage.
    • The inspection typically takes between 30 minutes to a few hours, depending on the size and complexity of the property.
  5. Receive the EPC Certificate

    • After the inspection, the assessor will generate the EPC report, usually within a few days.
    • The report will include the property’s energy efficiency rating, environmental impact rating, and recommendations for improvement.
  6. Review the EPC Certificate

    • Review the certificate to understand the current energy efficiency rating and any recommended improvements.
    • Use the recommendations to consider any upgrades that could enhance the property’s energy performance, potentially increasing its value and appeal to tenants or buyers.
  7. Store and Display the Certificate

    • Store the EPC certificate safely and ensure it is available to prospective tenants or buyers.
    • You may also need to include the EPC rating in property advertisements.

Costs of Obtaining an EPC Certificate

The cost of obtaining an EPC certificate can vary based on factors such as the property size and location. On average, prices range from £35 to £120. Larger or more complex properties may incur higher costs.
