Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue.The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

EICR Landlords Responsibilities

Landlords must ensure an EICR is conducted every 5 years. They must provide tenants with a copy of the report within 28 days. If remedial work is required, it must be completed within 28 days. Failure to comply can result in fines up to £30,000.

An Electrical Installation Condition Report (EICR) is an official document that assesses the safety and condition of electrical installations in a property. It identifies any potential hazards, defects, or areas needing improvement to ensure compliance with electrical safety regulations.

  • Homeowners: Recommended every 10 years to ensure electrical safety.

  • Landlords: Legally required every 5 years for rental properties in England and Wales under The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020.

  • Home buyers & sellers: Advisable before purchasing or selling a property to assess electrical safety.

The EICR assesses:

  • Electrical circuits and equipment condition

  • Earthing and bonding adequacy

  • Presence of damaged wiring or outdated components

  • Risk of electric shock or fire hazards

  • Compliance with BS 7671 (Wiring Regulations)

Typically, 2 to 4 hours for an average-sized residential property, depending on the number of circuits and electrical complexity.

If an EICR identifies C1 or C2 issues, remedial work must be completed to make the installation safe. Landlords must complete repairs within 28 days (or sooner if specified) and provide evidence of completion to tenants and the local authority.

Only a qualified electrician or electrical contractor registered with a competent persons scheme (e.g., NICEIC, NAPIT) can perform an EICR.

For homeowners: No, but recommended. For landlords: Yes, every 5 years or at the start of a new tenancy.
