Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Fire Risk Assessment (FRA): Key to Preventing Fires Like the One on Dalston Lane

The recent fire at Dalston Lane highlights the critical role of thorough and accurate fire risk assessments (FRA) in ensuring the safety of residents and properties. An FRA is essential for identifying and mitigating potential fire hazards. Here's how a comprehensive FRA could have helped prevent such an incident:

Key Points from the Dalston Lane Fire Incident

  • Overlooked Solar Panels: The 2019 FRA failed to mention the presence of solar panels, which were installed at least eight years prior. These panels significantly alter fire dynamics and need to be included in the assessment.
  • Inadequate Fire Safety Measures: The FRA identified several risks, including inadequate fire doors, combustible materials, and insufficient compartmentalization of the roof, but it’s unclear if these issues were fully addressed.
  • Risk to Firefighters: Incorrect information in the fire safety box can endanger firefighters, as they rely on accurate data to navigate and tackle fires safely.

Importance of Comprehensive Fire Risk Assessments

  1. Identification of All Hazards: Ensure that all potential fire hazards, including new installations like solar panels, are identified and documented.
  2. Updated Reports: Regularly update the FRA to reflect any changes in the building’s structure or installations.
  3. Implementation of Recommendations: Act on the FRA’s recommendations promptly to address identified risks, such as installing proper fire doors and using fire-resistant materials.
  4. Accurate Fire Safety Information: Provide accurate and up-to-date information to fire services to ensure effective and safe firefighting operations.

Steps for Landlords to Ensure Effective FRAs

  1. Hire Qualified Professionals: Use experienced and accredited fire risk assessors to conduct thorough inspections.
  2. Regular Updates: Schedule regular updates of the FRA, especially after significant changes to the property.
  3. Comprehensive Documentation: Ensure that all safety features and potential hazards are documented, including any modifications or new installations.
  4. Implementation and Maintenance: Follow through on all safety recommendations and regularly maintain fire safety equipment and installations.
