Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Fire Risk Assessment for Communal Areas: New Updates for 2024

These updates aim to enhance safety standards and ensure that landlords and property managers take the necessary steps to protect residents and visitors. This blog will outline the key updates, responsibilities of landlords, and how Landlords Checks Ltd can assist in ensuring compliance with the latest regulations.

Key Updates for Fire Risk Assessments in Communal Areas

  1. Detailed Inspection Criteria: The criteria for assessing fire risks in communal areas have been expanded to include more detailed inspections. This ensures that all potential hazards are identified and addressed comprehensively.

  2. Frequency of Assessments: Regular assessments are now mandatory at more frequent intervals, particularly in high-occupancy buildings. This change aims to ensure ongoing safety and address any emerging risks promptly.

  3. Documentation and Reporting: There is a greater emphasis on thorough documentation and reporting. Landlords must provide detailed reports of fire risk assessments, including identified hazards, mitigation measures, and timelines for addressing issues.

  4. Maintenance of Fire Safety Equipment: Updated regulations require more stringent maintenance protocols for fire safety equipment in communal areas. This includes regular testing and servicing of fire alarms, emergency lighting, and fire extinguishers.

  5. Clear Signage and Information: Enhanced requirements for clear signage and fire safety information in communal areas have been introduced. This includes visible escape route maps, instructions for using fire safety equipment, and contact information for emergencies.

Landlord Responsibilities

As a landlord or property manager, you are responsible for ensuring that the communal areas of your property comply with the latest fire safety regulations. Key responsibilities include:

  1. Conducting Regular Fire Risk Assessments: Schedule and conduct fire risk assessments at the mandated intervals. Ensure that these assessments are thorough and cover all aspects of fire safety in communal areas.

  2. Implementing Safety Measures: Address any identified risks promptly by implementing appropriate safety measures. This could include installing additional fire safety equipment, improving signage, or updating fire safety plans.

  3. Maintaining Fire Safety Equipment: Regularly test and maintain all fire safety equipment in communal areas. Keep records of maintenance activities and ensure that any faults are addressed immediately.

  4. Providing Clear Information: Ensure that fire safety information is clearly displayed in communal areas. This includes escape routes, instructions for using fire safety equipment, and emergency contact details.

  5. Reviewing and Updating Plans: Regularly review and update your fire safety plans to reflect any changes in the property or its occupancy. Ensure that all residents are aware of the plans and know what to do in case of a fire.

Simply superb- Getting an HMO license is an incredibly stressful process and culminates with a Fire Risk Assessment. Mo was excellent in his knowledge and ability to make sure my properties were HMO compliant. I have used the company before and will continue to use them again. Note they are also significantly cheaper than their competitors but often are able to arrange next day appointments. Thanks a lot! Tanvi the Salesman was also great as well.
