Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord Gas Safety Certificate London: A Comprehensive Guide

Ensuring the safety of gas appliances in rental properties is a critical responsibility for landlords in London. One of the key requirements is obtaining a landlord gas safety certificate, also known as a CP12. This certificate verifies that gas appliances, fittings, and flues within the property are safe to use. Compliance with gas safety regulations is not only a legal obligation but also essential for the safety and well-being of tenants.

What is a Landlord Gas Safety Certificate?

A landlord gas safety certificate, or CP12, is a document provided by a Gas Safe registered engineer following an inspection of all gas appliances and installations within a rental property. This certificate confirms that the gas installations meet the safety standards set out by the Gas Safety (Installation and Use) Regulations 1998.

Why is a Gas Safety Certificate Important?

The primary reason for obtaining a gas safety certificate is to ensure the safety of tenants. Faulty gas appliances can lead to dangerous situations, including gas leaks, carbon monoxide poisoning, and potential explosions. A gas safety certificate ensures that all gas appliances are functioning correctly and safely.

Additionally, having a valid gas safety certificate is a legal requirement for landlords. Failure to comply can result in severe penalties, including fines and imprisonment. It also provides landlords with legal protection in the event of a gas-related incident.

Legal Requirements and Frequency of Inspections

According to the Gas Safety (Installation and Use) Regulations 1998, landlords must:

  • Arrange an annual gas safety check on each gas appliance and flue by a Gas Safe registered engineer.
  • Ensure that gas appliances, flues, and associated pipework are maintained in a safe condition.
  • Provide a copy of the gas safety certificate to tenants within 28 days of the check being completed or to new tenants before they move in.
  • Keep a record of each safety check for at least two years.

For detailed information on legal requirements, you can visit the official HSE website: https://www.hse.gov.uk/gas/domestic/faqlandlord.htm.

The Gas Safety Inspection Process

The gas safety inspection involves a thorough check of all gas appliances, flues, and pipework within the rental property. Here’s what the inspection typically includes:

  1. Checking Gas Appliances: The engineer will inspect gas appliances to ensure they are working correctly and safely. This includes boilers, ovens, hobs, and any other gas-powered equipment.
  2. Examining Flues and Chimneys: Flues and chimneys will be checked to ensure they are not blocked and that they are effectively removing gas and combustion products from the property.
  3. Testing for Gas Leaks: The engineer will test for any potential gas leaks within the property, ensuring that all connections are secure and there are no leaks.
  4. Carbon Monoxide Detection: The engineer will check for the presence of carbon monoxide and ensure that appropriate detectors are installed and functioning correctly.

New 2024 Legal Requirements

In 2024, additional regulations have been introduced to enhance gas safety in rental properties. These include stricter guidelines on the installation and maintenance of carbon monoxide alarms in all rooms where there is a gas appliance. Landlords are now required to provide tenants with clear instructions on the use and maintenance of gas appliances, as well as information on the signs of carbon monoxide poisoning.
