Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

A Guide to Landlord Safety Certificates in London Boroughs

Various safety certificates are required to meet legal standards and ensure the well-being of tenants. In this blog, we'll cover the key safety certificates that landlords in London boroughs must obtain, including Gas Safety Certificates, Electrical Safety Certificates, Energy Performance Certificates (EPC), and more. We'll also provide useful links for landlords to understand their obligations and find further resources.

Key Safety Certificates for Landlords

  1. Gas Safety Certificate (CP12)

A Gas Safety Certificate is required annually to ensure all gas appliances, fittings, and flues are safe and functioning correctly. Only a Gas Safe registered engineer can carry out the inspection and issue the certificate.

  2. Electrical Installation Condition Report (EICR)

Landlords must ensure the electrical installations in their properties are safe. An EICR is required every five years or at the start of a new tenancy. A qualified electrician must perform the inspection and provide the report.

    • Cost: Prices typically start from £120.
  3. Energy Performance Certificate (EPC)

An EPC is required whenever a property is built, sold, or rented. It provides information about a property’s energy efficiency and environmental impact. The certificate is valid for ten years.

  4. Fire Safety Certificate

Depending on the property type, landlords may need to ensure fire risk assessments and compliance with fire safety regulations. This is especially important for Houses in Multiple Occupation (HMOs).

  5. Legionella Risk Assessment

Landlords are required to perform a risk assessment for Legionella bacteria, which can cause Legionnaires’ disease. While there is no formal certificate, a documented risk assessment is necessary.

How to Obtain Safety Certificates in London Boroughs

  1. Hire Qualified Professionals: Ensure you hire registered and qualified professionals for all inspections and certifications. This includes Gas Safe engineers for gas safety checks and certified electricians for electrical inspections.

  2. Schedule Regular Inspections: Stay on top of renewal dates and schedule inspections well in advance to avoid lapses in compliance.

  3. Maintain Records: Keep detailed records of all safety certificates and assessments. This is crucial for both legal compliance and tenant reassurance.

  4. Use Reliable Service Providers: Several service providers in London offer comprehensive packages for landlord safety certificates. Comparing prices and services can help you find the best option for your needs.
