Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord and Tenant Responsibilities in Brent

Guide to the Borough of Brent

The London Borough of Brent, located in North West London, is a vibrant and diverse community. Known for its rich cultural mix, Brent is home to landmarks like Wembley Stadium and the Neasden Temple. Its varied residential areas, green spaces, and bustling markets make it a dynamic place to live and work.

Ensuring Safety and Legal Compliance

Fire Risk Assessment (FRA)
Landlords in Brent are required to conduct regular Fire Risk Assessments, particularly in common areas of multi-occupancy buildings and commercial properties. Tenants should follow fire safety protocols and understand evacuation procedures.

Gas Safety Certificates (CP12 & CP42)
Landlords must secure a Gas Safety Certificate (CP12) annually for domestic properties and a CP42 for commercial properties. Tenants should allow access for inspections and report any gas appliance issues.

Energy Performance Certificate (EPC)
An EPC is necessary for renting or selling properties in Brent. Landlords should provide this certificate to tenants, who can use the information to evaluate energy efficiency.

Electrical Installation Condition Report (EICR)
For Brent properties, landlords must have an EICR performed every five years for residential properties. Tenants should ensure they use electrical systems properly and report any problems.

Staying Safe and Legal in Brent

Living and managing properties in Brent requires adherence to specific safety and legal standards to ensure the well-being of all residents. Landlords must be proactive in maintaining compliance with regulations such as regular Fire Risk Assessments, Gas Safety Certificates, Energy Performance Certificates, and Electrical Installation Condition Reports. By scheduling these checks and keeping documents up-to-date, landlords can prevent hazards and legal complications.

Tenants in Brent should actively participate in maintaining a safe environment by following fire safety guidelines, reporting gas or electrical issues promptly, and ensuring they do not obstruct safety measures. Understanding the property’s EPC rating can help tenants manage energy use efficiently. Open communication between landlords and tenants about safety concerns is crucial for addressing issues before they escalate.
