Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Safety Certificates for Landlords in Barking & Dagenham

As a landlord within the Barking & Dagenham Council, it’s crucial to ensure your properties are safe, compliant, and up to the standards required by law. Our council offers a range of services to help you meet these obligations, ensuring both you and your tenants have peace of mind.

  • Fire Risk Assessment: This assessment is vital in identifying potential fire hazards within your property and ensuring that appropriate measures are in place to reduce the risk of fire. It’s a legal requirement for properties, especially those with shared spaces, to have a current and comprehensive fire risk assessment.

  • Electrical Installation Condition Report (EICR): An EICR is essential for evaluating the safety and condition of the electrical installations in your property. Landlords are legally required to ensure that their properties’ electrical systems are safe and compliant, with regular checks to avoid any electrical hazards.

  • Energy Performance Certificate (EPC): An EPC provides information about a property’s energy efficiency, helping landlords to make informed decisions on energy improvements. It’s a legal requirement to have a valid EPC before renting out your property, ensuring that tenants are aware of the energy performance of their future home.

  • Gas Safety Certificate: This certificate confirms that all gas appliances, fittings, and flues within your property are safe and meet legal standards. An annual gas safety check by a registered engineer is a legal requirement for landlords, ensuring the safety of the tenants and the property.

  • Asbestos Management Survey: For properties built before the year 2000, an Asbestos Management Survey is essential. This survey identifies the presence of asbestos and provides guidance on how to manage it safely, protecting both your tenants and maintenance workers from the risks associated with asbestos exposure.

The Barking & Dagenham Council is committed to supporting landlords in fulfilling their legal responsibilities. By staying compliant with these essential services, you’re not only protecting your tenants but also contributing to a safer, healthier community.

Landlords Checks is here to help you access the right services. Get in touch with us today to book any of these essential compliance services and ensure your property meets all legal requirements.
