Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Wandsworth Council Safety Certificates For Landlords

Safety Compliance Essentials for Landlords in Wandsworth Council

For landlords in Wandsworth, ensuring the safety and compliance of your properties is crucial. To protect your tenants and meet legal obligations, several safety certificates are required for both residential and commercial properties. This guide provides an overview of the necessary Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

Fire Risk Assessments

Fire Risk Assessments: Ensuring Safety in Your Property

Conducting regular Fire Risk Assessments is vital to identify potential fire hazards and implement safety measures. For properties in Wandsworth, especially those housing multiple tenants or serving commercial purposes, these assessments are mandatory.

Key Points:

  • Identifying Hazards: Examine your property for fire risks, such as outdated wiring, blocked exits, and flammable materials.
  • Safety Measures: Ensure fire alarms are installed, escape routes are clear, and fire extinguishers are available and maintained.
  • Regular Reviews: Keep your Fire Risk Assessment up to date, particularly after significant changes in the property or occupancy.

Electrical Installation Condition Report (EICR)

EICR: Compliance with Electrical Safety Regulations

An Electrical Installation Condition Report (EICR) is a legal requirement for landlords in Wandsworth. This report ensures that the electrical installations within your property are safe and meet current standards.

Key Points:

  • Detailed Electrical Inspection: A qualified electrician will inspect all electrical systems, including wiring, sockets, and fuse boxes, for safety.
  • Identifying Issues: The inspection will highlight any potential hazards, such as faulty wiring or overloaded circuits.
  • Report and Compliance: The EICR will document the findings, and you must address any issues promptly. A copy of the report should be provided to your tenants.

Energy Performance Certificate (EPC)

Understanding Your EPC Obligations

An Energy Performance Certificate (EPC) is required by law for all rental properties in Wandsworth. This certificate rates the energy efficiency of your property and provides important information for prospective tenants.

Key Points:

  • Energy Assessment: A certified assessor will evaluate the property’s energy efficiency, considering factors like insulation, heating, and energy use.
  • Energy Rating: Properties are rated from A (most efficient) to G (least efficient). A minimum EPC rating of E is required for rental properties.
  • Validity and Updates: The EPC is valid for 10 years, but updating it after significant energy efficiency improvements is advisable.

Gas Safety Certificate

Gas Safety: Protecting Your Tenants

For properties with gas appliances in Wandsworth, a Gas Safety Certificate is mandatory. This certificate must be renewed annually following an inspection by a Gas Safe registered engineer.

Key Points:

  • Annual Gas Inspection: The engineer will check all gas appliances, including boilers, cookers, and heaters, to ensure they are safe and operational.
  • Safety Checks: The inspection includes testing for gas leaks, verifying proper ventilation, and ensuring all safety devices are functioning.
  • Issuing the Certificate: After the inspection, a Gas Safety Certificate will be issued, which must be shared with your tenants within 28 days.
