Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Understanding Your Electrical Safety Certificate in London

As a landlord in London, ensuring the safety of your tenants is a paramount legal responsibility. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mandate that landlords must ensure the electrical installations in their properties are safe and are inspected and tested at least every five years by a qualified and competent person. The report produced following this inspection is known as an electrical safety certificate, or more formally, an Electrical Installation Condition Report (EICR). Understanding the requirements for an electrical safety certificate in London is crucial for maintaining compliance and ensuring the well-being of your tenants.

The electrical safety certificate for landlords in London, the EICR, involves a thorough inspection of the property’s electrical installations, including wiring, sockets, light fittings, and the consumer unit (fuse box). A qualified electrician will identify any potential hazards, damage, or non-compliance with current safety standards. The EICR will classify any issues found, with codes ranging from C1 (immediate danger) to C3 (recommended improvements). Landlords in London are legally obligated to address any ‘unsatisfactory’ findings (C1 or C2) within 28 days to obtain a satisfactory electrical safety certificate.

Obtaining a satisfactory electrical safety certificate is not just a legal requirement for landlords in London; it’s a fundamental step in protecting your tenants from electrical hazards such as fires and shocks. As a landlord, you are legally required to provide a copy of the electrical safety certificate to your existing tenants within 28 days of the inspection and to any new tenants before they move in. You must also retain a copy of the electrical safety certificate yourself for future inspections and provide it to the local authority if requested.

Ensuring you have a valid electrical safety certificate is a cornerstone of responsible property management in London. Regular checks and the resulting electrical safety certificate provide reassurance to your tenants that their living environment is electrically safe. By prioritizing these periodic inspections and obtaining the necessary electrical safety certificate, you are fulfilling your legal duties and demonstrating your commitment to tenant safety in your London rental property.

To arrange your electrical safety inspection and obtain your electrical safety certificate in London, it is essential to use a qualified and competent electrician. You can find reliable and certified electricians in the London area who can conduct these inspections and provide you with the necessary certification.
