Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

City of Westminster Council Safety Certificates For Landlords

Safety Obligations for Landlords in City of Westminster Council

In the City of Westminster, landlords are required to ensure their properties meet stringent safety standards. Compliance with local regulations is essential for protecting tenants and maintaining legal standing. This guide details the necessary safety certificates for both residential and commercial properties, including Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

Fire Risk Assessments

Fire Risk Assessments: Prioritizing Safety

Fire Risk Assessments are crucial in identifying potential fire hazards and implementing measures to mitigate risks. For properties in Westminster, particularly those with multiple tenants or commercial uses, these assessments are not just recommended—they are required.

Key Points:

  • Identifying Risks: Assess the property for fire hazards such as faulty wiring, blocked exits, and the presence of flammable materials.
  • Implementing Safety Protocols: Ensure fire alarms are installed, fire extinguishers are accessible, and escape routes are clearly marked and unobstructed.
  • Continuous Updates: Regularly update your Fire Risk Assessment, especially after significant changes to the property structure or occupancy.

Electrical Installation Condition Report (EICR)

EICR: Ensuring Electrical Safety in Your Property

An Electrical Installation Condition Report (EICR) is a legal requirement for all rental properties in Westminster. This report confirms that your property’s electrical systems are safe and compliant with current regulations.

Key Points:

  • Comprehensive Electrical Inspection: A qualified electrician will inspect wiring, sockets, and electrical systems to identify any potential safety issues.
  • Identifying Deficiencies: The inspection will detect hazards such as outdated wiring or overloaded circuits.
  • Compliance and Reporting: The EICR provides a detailed report, outlining any required repairs or upgrades, which must be promptly addressed. A copy of the EICR should be provided to your tenants.

Energy Performance Certificate (EPC)

EPC: Understanding Energy Efficiency Obligations

An Energy Performance Certificate (EPC) is required for all rental properties in Westminster. This certificate provides a rating of the property’s energy efficiency and is legally necessary before renting out a property.

Key Points:

  • Energy Efficiency Assessment: An assessor evaluates the property’s insulation, heating, and overall energy use to determine its efficiency.
  • Energy Rating: Properties are rated from A (most efficient) to G (least efficient). A minimum EPC rating of E is required to legally rent out the property.
  • Validity: The EPC is valid for 10 years, and updating it after making energy efficiency improvements is beneficial.

Gas Safety Certificate

Gas Safety: Ensuring Safe Gas Appliances

In Westminster, properties with gas appliances must have a Gas Safety Certificate, renewed annually after an inspection by a Gas Safe registered engineer.

Key Points:

  • Annual Inspection: The engineer will inspect all gas appliances, including boilers and heaters, to ensure they are safe and functioning correctly.
  • Safety Checks: This includes testing for gas leaks, ensuring proper ventilation, and verifying the operation of safety devices.
  • Issuing the Certificate: After the inspection, you will receive a Gas Safety Certificate, which must be shared with your tenants within 28 days.
