Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Understanding Electrical Certificates for Landlords in London

As a landlord in London, ensuring the safety of your tenants is a paramount legal responsibility. A crucial aspect of this is maintaining the electrical safety of your rental property, which requires understanding the necessary electrical certificates landlords need. These documents demonstrate that your property meets specific safety standards and that you are fulfilling your legal obligations under UK law concerning electrical certificates landlords.

The primary electrical certificate landlords in London must obtain is the Electrical Installation Condition Report (EICR). This report is produced after a qualified and competent electrician has inspected the property’s electrical installations, including wiring, sockets, light fittings, and the consumer unit. The EICR identifies any potential hazards, damage, or non-compliance with current safety standards. Landlords in London are legally obligated to address any ‘unsatisfactory’ findings to ensure they hold valid electrical certificates landlords for their properties.

Holding the correct electrical certificates landlords require in London is not just about legal compliance. It’s about safeguarding the well-being of your tenants and protecting your investment. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 clearly outline the obligations for landlords regarding these electrical certificates landlords, including the requirement to provide a copy of the EICR to tenants. Ensuring you have the right electrical certificates landlords demonstrate your commitment to safety and can help avoid potential legal issues.

While the EICR is the main electrical certificate landlords need, it’s also good practice to consider Portable Appliance Testing (PAT) for any electrical appliances you provide to your tenants in your London property. Although not a legal requirement in the same way as the EICR, PAT testing contributes to overall electrical safety and demonstrates due diligence. Understanding all the relevant electrical certificates landlords should have will help you manage your properties effectively and responsibly in London.

To ensure your rental property in London complies with electrical safety regulations and to obtain the necessary electrical certificates landlords, it is essential to use a qualified and competent electrician. You can find reliable and certified electricians in London who can conduct these inspections and provide you with the required documentation. Ensure you understand all your obligations regarding electrical safety and the necessary certificates for landlords in London.
