Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Electrical Safety Certs: A Landlord's Guide to Compliance in London

For landlords in London, ensuring the electrical safety of their rental properties is paramount, both legally and ethically. Electrical safety certificates, primarily the Electrical Installation Condition Report (EICR), are essential documents demonstrating compliance with safety regulations. This guide outlines the importance, validity, and process of obtaining these certificates, helping landlords maintain a safe and compliant property in London’s competitive rental market.

The primary document landlords need is the EICR, which assesses the safety of electrical installations within a property. This certificate is conducted by a qualified electrician who inspects wiring, sockets, light fittings, and consumer units. The EICR identifies any potential hazards or defects, ensuring that all electrical installations meet current safety standards. Obtaining this electrical safety cert is a critical step in fulfilling legal obligations and ensuring tenant safety.

While there’s no legally mandated frequency for EICRs, it’s recommended that landlords have them conducted every five years or whenever there’s a change of tenancy. Regular inspections are crucial for maintaining safety and compliance, especially in older properties where electrical installations may deteriorate over time. In London, where regulations are strictly enforced, staying up-to-date with these certificates is vital for avoiding penalties and maintaining a reputable rental property.

The process of obtaining electrical safety certs involves engaging qualified and registered electricians. These professionals conduct thorough inspections, provide detailed reports, and issue the necessary certificates. It’s crucial to choose reputable providers experienced in conducting EICRs for rental properties. These professionals ensure the assessments are conducted to the highest standards, safeguarding both tenants and landlords from potential electrical hazards and legal issues. The report will highlight any immediate or future concerns.

Maintaining compliance with electrical safety certs is not just about avoiding penalties; it’s about providing a safe and comfortable living environment for tenants. In London’s competitive rental market, properties with valid electrical certificates are more attractive to potential tenants. Ensuring your property meets all electrical safety standards is a crucial part of responsible property management.
