Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Fire Safety Checks for Landlords: Protecting Tenants in London

As a landlord in London, ensuring the safety of your tenants from fire is a paramount legal and ethical responsibility. Regular fire safety checks are crucial for identifying potential hazards and minimizing the risk of fire in your rental properties. This guide outlines the essential fire safety checks landlords in London need to conduct to protect their tenants and comply with the law.

Fire safety checks for landlords in London involve a systematic assessment of the rental property to identify potential fire hazards and ensure adequate safety measures are in place. These checks require a comprehensive evaluation of various aspects of the property. A competent person must conduct a fire risk assessment, which is a key component of fire safety checks. This assessment examines escape routes, fire detection and warning systems, firefighting equipment (if provided), and the presence of flammable materials. It also considers the specific needs of vulnerable tenants and ensures compliance with London fire safety regulations.

The Regulatory Reform (Fire Safety) Order 2005 is the primary legislation governing fire safety in rented properties in London. This order places a legal duty on landlords to take reasonable steps to protect tenants from fire. This includes conducting regular fire risk assessments, ensuring adequate fire detection and alarm systems are installed and maintained, providing clear and unobstructed escape routes, and ensuring any firefighting equipment provided is in good working order. Landlords must also provide tenants with information about fire safety procedures and what to do in case of a fire.

Key fire safety checks for landlords in London include conducting a thorough fire risk assessment by a competent person to identify fire hazards and risks. It also involves ensuring working smoke alarms are installed on every floor of the property and installing carbon monoxide alarms in any room containing a solid fuel-burning appliance. Landlords must also ensure escape routes are clear, unobstructed, and well-lit, and check that fire doors (if present) are in good working order. Regular checks of electrical installations to prevent electrical fires and annual gas safety checks by a Gas Safe registered engineer are also essential. Finally, ensuring any furniture and furnishings provided meet fire safety standards is a crucial part of fire safety checks for landlords in London.

Failure to comply with fire safety regulations can have serious consequences for landlords in London. This can include substantial fines, legal action, and invalidation of insurance policies. More importantly, it puts tenants at risk of serious injury or death. By conducting regular and thorough fire safety checks, landlords demonstrate their commitment to tenant safety and fulfill their legal obligations.
