Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Gas Certificates: Ensuring Safety in London Properties

For London landlords, obtaining valid gas certificates is a legal requirement to ensure tenant safety. The Gas Safety (Installation and Use) Regulations 1998 mandate annual gas certificates (CP12) from Gas Safe engineers. This guide explains the importance of gas certificates and their role in property safety.

Gas certificates confirm that gas appliances, flues, and pipework are safe for use. A Gas Safe engineer inspects and tests all gas equipment, providing a detailed report. These certificates protect tenants from gas leaks and carbon monoxide poisoning.

The process involves an engineer checking appliances, ventilation, and pipework for safety. They issue a certificate valid for 12 months, which landlords must provide to tenants within 28 days or at the start of a tenancy.

Landlords must renew gas certificates annually to comply with regulations. Failure to do so can result in penalties and endanger tenants. Regular checks are crucial for maintaining property safety.
