Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Gas Safety Certificate: A Landlord's Essential Duty in London

For landlords across London, securing an annual gas safety certificate is not merely a recommendation; it’s a legal mandate. The Gas Safety (Installation and Use) Regulations 1998 stipulate that landlords must obtain this certificate, often referred to as a CP12, from a Gas Safe registered engineer. This document verifies that all gas appliances, flues, and pipework are safe for tenant use, mitigating risks like gas leaks and carbon monoxide exposure. Understanding the significance of a gas safety certificate, its procedural steps, and its legal ramifications is paramount for responsible property management in the capital.

Obtaining a gas safety certificate involves a meticulous inspection of all gas appliances within a rental property, including boilers, ovens, and gas fires. A Gas Safe registered engineer conducts this inspection, checking for leaks, ensuring proper ventilation, and verifying the correct functioning of all appliances. The engineer then provides a detailed report, which serves as the Gas Safety Certificate. This certificate remains valid for 12 months, and landlords are legally obligated to provide tenants with a copy within 28 days of the inspection or at the start of a new tenancy.

The process of acquiring a gas safety certificate typically encompasses several vital steps. First, the engineer examines all gas appliances for visible damage or leaks. Second, they test the functionality of each appliance to ensure safe operation. Third, they assess the ventilation system to guarantee adequate airflow, crucial for preventing carbon monoxide buildup. Finally, they perform a gas tightness test to identify any potential leaks in the pipework. This thorough examination ensures the entire gas system is safe and compliant.

The gas safety certificate, as evidenced by the Gas Safety Certificate, holds a validity of 12 months, necessitating annual renewals for landlords to maintain compliance. Regular inspections are indispensable for upholding safety standards and preventing gas-related hazards. Failure to obtain a valid Gas Safety Certificate can lead to severe penalties, including fines and imprisonment. Crucially, it safeguards tenants from gas leaks, carbon monoxide poisoning, and other related dangers, making it an indispensable aspect of responsible property management in London.
