Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlords Electrical Certificate in London: Ensuring Tenant Safety

As a landlord in London, you have a legal and ethical responsibility to ensure the safety of your tenants. One of the most critical aspects of this is maintaining the electrical safety of your rental property. The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mandate that landlords in London must ensure that the electrical installations in their properties are safe and are inspected and tested by a qualified and competent person at least every five years. This blog post will guide you through the essential aspects of landlords electrical certificate in London.

The key document you need is the Electrical Installation Condition Report (EICR), often referred to as an Landlord Electrical Certificate. This report is produced after a thorough inspection of the property’s electrical installations, including wiring, sockets, light fittings, and the consumer unit (fuse box). A qualified electrician will identify any potential hazards, damage, or non-compliance with current safety standards. The EICR will classify any issues found, with codes ranging from C1 (immediate danger) to C3 (recommended improvements). Landlords are legally obligated to address any ‘unsatisfactory’ findings (C1 or C2) within 28 days.

It’s crucial to understand that simply having an EICR isn’t enough. The certificate must be ‘satisfactory’, meaning it doesn’t contain any C1 or C2 findings. If the initial inspection reveals issues requiring remedial work, you must have these addressed by a qualified electrician and obtain a new, satisfactory EICR. You are legally required to provide a copy of the EICR to your existing tenants within 28 days of the inspection and to new tenants before they move in. You must also retain a copy for future inspections and provide it to the local authority if requested.

While the law mandates inspections every five years, it’s good practice to consider more frequent checks, especially when there’s a change of tenancy or if your property has older electrical installations. Regular checks and maintenance help prevent electrical fires and shocks, ensuring the safety and well-being of your tenants and protecting you from potential liability. It’s also recommended to carry out Portable Appliance Testing (PAT) on any electrical appliances you provide to your tenants, although this isn’t a legal requirement.

To ensure your rental property in London complies with electrical safety regulations and to obtain your Landlords Electrical Certificate (EICR), it’s essential to use a qualified and competent electrician. You can find reliable and certified electricians in London who can conduct these inspections and provide you with the necessary certification.
