Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord Fire Risk Assessment: Ensuring Tenant Safety in London

For landlords in London, conducting a thorough landlord fire risk assessment is a crucial legal responsibility aimed at ensuring the safety of their tenants. This assessment helps identify potential fire hazards within the rental property and outlines the necessary measures to minimize those risks. Understanding what a landlord fire risk assessment involves and why it’s legally mandated is essential for all landlords operating in London.

A landlord fire risk assessment is a systematic evaluation of a rental property in London to identify potential fire hazards and assess the risks to tenants. A competent assessor will examine various aspects of the property, including escape routes, fire detection and warning systems (like smoke alarms), firefighting equipment (if provided), and the presence of flammable materials. They will also review any existing fire safety measures to ensure their effectiveness and compliance with London fire safety regulations.

The primary goal of a landlord fire risk assessment in London is to minimize the likelihood of a fire starting and, if one does occur, to ensure that tenants can safely escape. The assessment will identify potential ignition sources, such as electrical faults or misuse of cooking appliances, and assess the potential for fire spread. It will also evaluate the adequacy of fire safety provisions, including clear and unobstructed escape routes, working smoke alarms on each floor, and appropriate firefighting equipment for the type of property. The assessment will also consider the needs of any vulnerable tenants, in line with London fire safety guidelines.

In London, specific fire safety regulations for rented properties, primarily under the Regulatory Reform (Fire Safety) Order 2005, outline the legal obligations of landlords regarding fire risk assessments. These regulations mandate that a ‘responsible person’ (typically the landlord) must ensure a suitable and sufficient fire risk assessment is carried out by a competent person. The findings and any necessary actions must be documented. Landlords are legally required to implement the recommendations of the fire risk assessment and regularly review and update it, especially if there are any changes to the property or its occupancy. Failure to comply with these regulations can result in legal penalties and, more importantly, puts tenants at serious risk in their London homes.

Following a landlord fire risk assessment in London, the landlord will receive a detailed report outlining any identified hazards and the recommended actions to mitigate those risks. These recommendations may include improving fire detection systems, ensuring escape routes are clearly marked and unobstructed, providing fire extinguishers or fire blankets, and making necessary repairs to electrical or heating systems. It is the landlord’s responsibility to implement these measures promptly to ensure the safety of their tenants in London.

To arrange a professional landlord fire risk assessment for your rental property in London and ensure compliance with local regulations, it is essential to engage a competent fire risk assessor.
