Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlords and Gas Safety Certificates: Your Essential Guide

Gas safety is a critical aspect of property management for landlords. Ensuring that your rental property complies with gas safety regulations not only protects tenants but also shields you from legal consequences. Here’s everything you need to know about gas safety certificates and their importance.

What Is a Gas Safety Certificate?

A Gas Safety Certificate, also known as a CP12, is a document issued by a registered Gas Safe engineer. It confirms that all gas appliances, flues, and related systems in a property are functioning safely and meet legal standards.

Why Do Landlords Need One?

  1. Legal Requirement: UK law mandates that landlords must carry out an annual gas safety check and provide tenants with a valid certificate.

  2. Tenant Safety: Faulty gas systems can lead to dangerous situations like carbon monoxide poisoning or gas leaks.

  3. Avoid Penalties: Failure to comply can result in fines or imprisonment.

What Does the Inspection Cover?

During a gas safety inspection, the engineer will:

  • Check gas appliances for proper functioning.

  • Ensure ventilation and flues are working correctly.

  • Inspect safety devices for faults.

Costs of a Gas Safety Certificate

The cost of obtaining a Gas Safety Certificate typically ranges from £40 to £100, depending on the property size and the number of gas appliances. It’s a small price to pay for ensuring safety and compliance.

How to Get Your Gas Safety Certificate

At Landlords Checks, we provide comprehensive gas safety inspections starting at £48. Our Gas Safe registered engineers ensure that your property is fully compliant with legal standards.
