Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Safety Certificates for Landlords in Ealing

In Ealing, ensuring that rental properties meet safety and legal standards is a key responsibility for landlords. This not only helps to protect tenants but also safeguards your property investment and keeps you compliant with the law. Below is an outline of the primary obligations that landlords in Ealing must fulfill:

  1. Fire Safety Compliance: Rental properties must adhere to fire safety regulations, which include installing smoke alarms on each floor, providing carbon monoxide detectors in rooms with solid fuel-burning appliances, and conducting regular Fire Risk Assessments, particularly in properties with shared spaces. Ensuring that escape routes are clear and accessible, and providing tenants with fire safety information, is also crucial.

  2. Electrical Safety: Landlords are responsible for the safety of electrical systems within their properties. An Electrical Installation Condition Report (EICR) must be obtained to confirm that the electrical installations are safe. This report should be renewed every five years or when a new tenancy begins, and a copy must be provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues must undergo an annual inspection by a registered Gas Safe engineer. Landlords must obtain a Gas Safety Certificate following each inspection and provide a copy to their tenants within 28 days of the inspection or at the start of a new tenancy. This ensures that the gas systems are safe for use.

  4. Energy Performance Certificate (EPC): An Energy Performance Certificate (EPC) must be provided to tenants before renting out a property. The EPC rates the energy efficiency of the property and is valid for ten years. Landlords must ensure that the property achieves at least an E rating to comply with legal requirements.

  5. Asbestos Management: For properties built before the year 2000, landlords must conduct an Asbestos Management Survey. This survey identifies any asbestos-containing materials and offers guidance on how to manage them safely, protecting tenants and maintenance workers from potential exposure.

  6. Property Maintenance and Repairs: Landlords are legally required to keep their properties in good condition, including the structure, exterior, and essential systems such as heating, plumbing, and electrical installations. Addressing maintenance issues and repairs reported by tenants promptly is vital to maintaining a safe and habitable environment.

  7. Tenant Rights and Responsibilities: A clear written tenancy agreement is essential for outlining the terms of the tenancy, including rent, notice periods, and the responsibilities of both landlord and tenant regarding property upkeep. Landlords must also ensure that tenant deposits are protected in a government-approved deposit protection scheme.

Landlords Checks is committed to helping landlords meet their legal responsibilities and uphold high standards across the borough. By adhering to these obligations, landlords play a crucial role in ensuring the safety and well-being of their tenants and contribute to the overall quality of housing in Ealing.
