Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Safety Certificates for Landlords in Haringey - London

In Haringey, landlords are entrusted with the significant responsibility of ensuring their rental properties are safe, well-maintained, and in full compliance with legal requirements. Properly managing these duties is crucial for protecting tenants, maintaining the property’s value, and adhering to local regulations. Below is an outline of the essential responsibilities that landlords in Haringey must fulfill:

  1. Fire Safety Compliance: Compliance with fire safety regulations is non-negotiable. Landlords must install smoke alarms on every floor, provide carbon monoxide detectors in rooms with solid fuel-burning appliances, and conduct regular Fire Risk Assessments, particularly in properties with multiple occupants. Maintaining clear escape routes and educating tenants on fire safety measures are also key responsibilities.

  2. Electrical Safety: Ensuring that the electrical systems in rental properties are safe is a fundamental duty for landlords. An Electrical Installation Condition Report (EICR) must be obtained to verify that the electrical installations are in proper working order. This report should be updated every five years or when a new tenancy begins, with a copy provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues in rental properties must be inspected annually by a registered Gas Safe engineer. After the inspection, landlords are required to obtain a Gas Safety Certificate and provide a copy to tenants within 28 days of the check or at the start of a new tenancy. This ensures that gas systems are safe and functioning correctly.

  4. Energy Performance Certificate (EPC): Before renting out a property, landlords must provide tenants with an Energy Performance Certificate (EPC). This certificate rates the energy efficiency of the property and is valid for ten years. To comply with legal standards, properties must achieve at least an E rating on their EPC.

  5. Asbestos Management: For properties built before 2000, landlords must conduct an Asbestos Management Survey. This survey identifies any asbestos-containing materials and provides guidance on managing them safely, reducing the risk of exposure to tenants and maintenance workers.

  6. Property Maintenance and Repairs: Landlords have a legal obligation to keep their properties in good repair, which includes the structure, exterior, and essential systems such as heating, plumbing, and electrical installations. Promptly addressing maintenance issues and repairs reported by tenants is critical to ensuring the property remains safe and comfortable to live in.

  7. Tenant Rights and Responsibilities: A well-drafted tenancy agreement is essential for outlining the terms of the tenancy, including rent, notice periods, and the responsibilities of both the landlord and tenant regarding property upkeep. Additionally, landlords must protect tenant deposits in a government-approved deposit protection scheme.

Landlords Checks is committed to supporting landlords in meeting their legal obligations and maintaining high standards across the borough. By adhering to these responsibilities, landlords contribute to the safety, well-being, and satisfaction of their tenants, ensuring a positive rental experience in Haringey.
