This is a SCAM…

This is a scam I arranged as a Landlord to have a CP12 Gas Safety Check done for my tenant in Medway however they contacted me to say they do not work outside of the M25. I requested a refund on the 4th December 24 and have rung 4 times as the refund has not been put back into my account each time I ring I am told it will be refunded but I am still waiting and will be reporting them to Trading Standards. I would avoid them as they are not honest.

Stay away – Refund still due (a month now)

Despite I booked the appointment (date & time) and paid online, they called me to inform me that they don’t work on weekends. I am still waiting for the refund that should have been issued one month ago. Each time I call them the answer is the same - you will receive the refund next Friday. It never happens. Stay away. I will report it to the council. Despite they have answered that they are looking at it it is already 2 months and still no refund has happened. Stay away it is a SCAM

Lewisham Council Safety Certificates For Landlords

Complete Guide to Landlord Safety Certificates for Lewisham Council Residents

As a landlord in Lewisham, it’s crucial to ensure that your rental properties are safe, well-maintained, and in full compliance with legal standards. This guide outlines the essential safety certificates required for both commercial and residential properties, including Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

1. Fire Risk Assessments

What is a Fire Risk Assessment?

A Fire Risk Assessment is a comprehensive evaluation of your property to identify fire hazards, assess the risk of fire, and determine the safety measures needed to protect occupants. This is a legal requirement, especially in properties with multiple occupants, to minimize the risk of fire and ensure proper safety procedures are in place.

Key Elements:

  • Hazard Identification: Evaluating potential sources of ignition, fuel, and oxygen that could lead to a fire.
  • Risk Evaluation: Assessing who could be at risk, including tenants and visitors.
  • Safety Measures: Installing smoke alarms, fire extinguishers, and ensuring clear, accessible escape routes.
  • Documentation: Recording the findings and actions taken to mitigate risks.
  • Regular Reviews: Regularly reviewing and updating the Fire Risk Assessment, especially when there are changes to the property.

2. Electrical Installation Condition Report (EICR)

What is an EICR?

An Electrical Installation Condition Report (EICR) assesses the safety and condition of the electrical installations within your property. It is a legal requirement to ensure that the electrical systems are safe for continued use and to identify any potential hazards.

Key Elements:

  • Inspection: A qualified electrician inspects the electrical installations, including wiring, sockets, and fuse boards.
  • Testing: Conducting tests to identify issues such as overloaded circuits or potential shock risks.
  • Report: Providing a detailed report, categorizing any issues found and recommending necessary remedial actions.
  • Frequency: EICRs are required every five years or at the start of a new tenancy, with a copy provided to the tenant.

3. Energy Performance Certificate (EPC)

What is an EPC?

An Energy Performance Certificate (EPC) rates the energy efficiency of your property on a scale from A (most efficient) to G (least efficient). It is a legal requirement for landlords to provide this certificate to tenants before letting the property.

Key Elements:

  • Assessment: A qualified energy assessor evaluates the property’s insulation, heating systems, windows, and more.
  • Rating: The property is given an energy efficiency rating, which must be at least an E to comply with legal standards.
  • Validity: The EPC is valid for ten years and must be updated if significant changes are made to the property.
  • Recommendations: The EPC report includes suggestions for improving energy efficiency, which can help reduce energy costs and make the property more attractive to tenants.

4. Gas Safety Certificate

What is a Gas Safety Certificate?

A Gas Safety Certificate is issued after a registered Gas Safe engineer inspects the gas appliances, fittings, and flues in your property. This ensures that the gas systems are safe and in proper working order.

Key Elements:

  • Inspection: The engineer checks gas appliances such as boilers and cookers to ensure they are functioning safely.
  • Testing: Includes checking for gas leaks, proper ventilation, and the correct operation of safety devices.
  • Certificate: After inspection, a Gas Safety Certificate (CP12) is issued. Landlords must provide a copy to tenants within 28 days and keep records for at least two years.
  • Annual Requirement: Gas safety checks are required annually, and landlords must ensure these are carried out on time.
