Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Newham Council Safety Certificates For Landlords

Landlord Safety Certificates for Newham Council Residents

If you’re renting out a property in Newham, it’s essential to ensure that your property meets all safety regulations. This guide outlines the key safety certificates you need to stay compliant and keep your tenants safe. Whether you own residential or commercial properties, you’ll need to secure Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

Fire Risk Assessments

What You Need to Know About Fire Risk Assessments

Fire Risk Assessments are crucial for identifying potential fire hazards and ensuring that your property has adequate safety measures in place. This is particularly important for multi-occupancy buildings and commercial properties.

Key Considerations:

  • Identify Hazards: Assess potential sources of fire, such as faulty wiring or flammable materials.
  • Implement Safety Measures: Install smoke detectors, maintain clear escape routes, and have fire extinguishers readily available.
  • Regular Updates: Keep your Fire Risk Assessment up-to-date, especially after any changes to the property’s structure or occupancy.

Electrical Installation Condition Report (EICR)

Why an EICR is Necessary

An Electrical Installation Condition Report (EICR) is a legal requirement for landlords in Newham. It ensures that all electrical systems within your property are safe and in good working order.

Key Considerations:

  • Inspection Process: A qualified electrician will inspect your property’s electrical systems, including wiring, sockets, and fuse boxes.
  • Testing: The inspection includes testing for potential hazards like overloaded circuits or faulty installations.
  • Documentation: After the inspection, you’ll receive a report detailing any issues found. The EICR is valid for five years or until the next tenancy change, and a copy must be provided to the tenant.

Energy Performance Certificate (EPC)

Understanding the EPC

An Energy Performance Certificate (EPC) gives an energy efficiency rating for your property, which is important for both legal compliance and attracting tenants. Properties in Newham must have a minimum EPC rating of E.

Key Considerations:

  • Assessment: A certified assessor will evaluate the property’s energy efficiency, looking at factors like insulation and heating systems.
  • Energy Rating: Your property will receive a rating from A (most efficient) to G (least efficient). This rating helps tenants understand the property’s energy use.
  • Validity: An EPC is valid for ten years, but it’s advisable to update it if you make significant energy-related improvements to the property.

Gas Safety Certificate

Ensuring Gas Safety

A Gas Safety Certificate is mandatory for any property with gas appliances. This certificate is issued after a Gas Safe registered engineer inspects the property’s gas systems to ensure they are safe and functioning correctly.

Key Considerations:

  • Annual Inspection: Have a registered Gas Safe engineer inspect all gas appliances, such as boilers, stoves, and heaters.
  • Safety Checks: The inspection includes checks for gas leaks, proper ventilation, and the correct operation of safety devices.
  • Issuing the Certificate: After the inspection, you’ll receive a Gas Safety Certificate (CP12), which you must provide to your tenants within 28 days of the inspection.
