Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Safety Certificates for Landlords in Hammersmith & Fulham

In Hammersmith & Fulham, landlords have a vital responsibility to ensure their rental properties meet the necessary safety standards and legal requirements. Properly managing these responsibilities is essential for protecting tenants, maintaining property value, and complying with local regulations. Below is an overview of the key obligations that landlords in Hammersmith & Fulham must adhere to:

  1. Fire Safety Compliance: Adherence to fire safety regulations is crucial. Landlords are required to install smoke alarms on every floor, provide carbon monoxide detectors in rooms with solid fuel-burning appliances, and carry out regular Fire Risk Assessments, especially in buildings with multiple occupants. Clear and accessible escape routes must be maintained, and tenants should be informed about fire safety procedures.

  2. Electrical Safety: Landlords must ensure that the electrical installations in their properties are safe. This requires obtaining an Electrical Installation Condition Report (EICR) to certify that the electrical systems are in proper working order. The report should be renewed every five years or when a new tenancy begins, and a copy provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues in rental properties must be inspected annually by a registered Gas Safe engineer. After the inspection, landlords must obtain a Gas Safety Certificate and provide a copy to tenants within 28 days of the check or at the start of a new tenancy. This ensures the safety and proper functioning of the gas systems.

  4. Energy Performance Certificate (EPC): Before renting out a property, landlords are legally required to provide an Energy Performance Certificate (EPC) to tenants. The EPC, which rates the energy efficiency of the property, is valid for ten years. Properties must have an EPC rating of at least E to meet legal requirements.

  5. Asbestos Management: For properties built before 2000, landlords are required to conduct an Asbestos Management Survey. This survey identifies any asbestos-containing materials and provides guidelines on how to manage them safely, protecting tenants and anyone working on the property from potential exposure.

  6. Property Maintenance and Repairs: Landlords must keep their properties in good repair, including the structure, exterior, and essential services such as heating, plumbing, and electrical systems. Prompt attention to maintenance issues and repairs reported by tenants is necessary to ensure that the property remains safe and habitable.

  7. Tenant Rights and Responsibilities: A clear and comprehensive written tenancy agreement is essential. This agreement should outline the terms of the tenancy, including rent, notice periods, and the responsibilities of both the landlord and tenant regarding property maintenance. Landlords must also protect tenant deposits in a government-approved deposit protection scheme.

Landlords Checks is dedicated to assisting landlords in fulfilling their legal obligations and maintaining high standards within the borough. By meeting these responsibilities, landlords help ensure the safety, comfort, and satisfaction of their tenants, contributing to a thriving rental market in Hammersmith & Fulham.
