This is a SCAM…

This is a scam I arranged as a Landlord to have a CP12 Gas Safety Check done for my tenant in Medway however they contacted me to say they do not work outside of the M25. I requested a refund on the 4th December 24 and have rung 4 times as the refund has not been put back into my account each time I ring I am told it will be refunded but I am still waiting and will be reporting them to Trading Standards. I would avoid them as they are not honest.

Stay away – Refund still due (a month now)

Despite I booked the appointment (date & time) and paid online, they called me to inform me that they don’t work on weekends. I am still waiting for the refund that should have been issued one month ago. Each time I call them the answer is the same - you will receive the refund next Friday. It never happens. Stay away. I will report it to the council. Despite they have answered that they are looking at it it is already 2 months and still no refund has happened. Stay away it is a SCAM

Safety Certificates for Landlords in Hounslow

In Hounslow, landlords are required to ensure that their rental properties are safe, well-maintained, and fully compliant with legal regulations. Properly managing these responsibilities is essential for tenant safety, property preservation, and adherence to local laws. Below is a summary of the key obligations that landlords in Hounslow must fulfill:

  1. Fire Safety Compliance: Ensuring fire safety is a critical responsibility. Landlords must install smoke alarms on each floor, provide carbon monoxide detectors in rooms with solid fuel-burning appliances, and carry out regular Fire Risk Assessments, particularly in properties with multiple occupants. Maintaining clear and accessible escape routes and informing tenants about fire safety procedures are also necessary.

  2. Electrical Safety: Landlords must ensure that the electrical installations within their properties are safe. An Electrical Installation Condition Report (EICR) is required to certify the safety of the electrical systems. This report should be updated every five years or when a new tenancy begins, and a copy must be provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues in rental properties must undergo an annual inspection by a registered Gas Safe engineer. After the inspection, landlords are required to obtain a Gas Safety Certificate and provide a copy to tenants within 28 days of the check or at the start of a new tenancy. This ensures the safety and proper functioning of gas systems.

  4. Energy Performance Certificate (EPC): Before renting out a property, landlords must provide tenants with an Energy Performance Certificate (EPC). This certificate, which rates the energy efficiency of the property, is valid for ten years. Properties must achieve at least an E rating on their EPC to comply with legal standards.

  5. Asbestos Management: For properties built before 2000, landlords are required to conduct an Asbestos Management Survey. This survey identifies any asbestos-containing materials and provides guidance on how to manage them safely, protecting tenants and maintenance workers from potential health risks.

  6. Property Maintenance and Repairs: Landlords are legally obligated to keep their properties in good repair, including the structure, exterior, and essential systems such as heating, plumbing, and electrical installations. Promptly addressing maintenance issues and repairs reported by tenants is essential to ensuring the property remains safe and habitable.

  7. Tenant Rights and Responsibilities: A clear and comprehensive written tenancy agreement is necessary. This agreement should outline the terms of the tenancy, including rent, notice periods, and the responsibilities of both the landlord and tenant regarding property upkeep. Additionally, landlords must protect tenant deposits in a government-approved deposit protection scheme.

Landlords Checks is committed to supporting landlords in fulfilling their legal duties and maintaining high standards across the borough. By meeting these obligations, landlords contribute to a safe, comfortable, and legally compliant living environment for their tenants, ensuring a positive rental experience in Hounslow.
