Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Safety Certificates for Landlords in Kensington & Chelsea

In Kensington & Chelsea, landlords have the important responsibility of ensuring that their rental properties are safe, well-maintained, and fully compliant with all relevant legal requirements. Managing these duties effectively is crucial for tenant safety, property preservation, and adherence to local regulations. Below is an outline of the key obligations that landlords in Kensington & Chelsea must meet:

  1. Fire Safety Compliance: Fire safety is paramount in rental properties. Landlords must install smoke alarms on each floor, provide carbon monoxide detectors in rooms with solid fuel-burning appliances, and conduct regular Fire Risk Assessments, especially in properties with multiple occupants. Keeping escape routes unobstructed and educating tenants about fire safety procedures are also essential duties.

  2. Electrical Safety: Ensuring the safety of electrical installations in rental properties is a key responsibility for landlords. This requires obtaining an Electrical Installation Condition Report (EICR), which verifies that the electrical systems are in safe working order. The EICR must be updated every five years or at the start of a new tenancy, with a copy provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues in rental properties must be inspected annually by a registered Gas Safe engineer. Following the inspection, landlords are required to obtain a Gas Safety Certificate and provide a copy to tenants within 28 days of the check or at the start of a new tenancy. This ensures that gas systems are safe and functioning properly.

  4. Energy Performance Certificate (EPC): Before letting a property, landlords must provide tenants with an Energy Performance Certificate (EPC). This certificate rates the energy efficiency of the property and is valid for ten years. Properties must achieve at least an E rating on their EPC to comply with legal standards.

  5. Asbestos Management: For properties built before 2000, landlords are required to conduct an Asbestos Management Survey. This survey identifies any asbestos-containing materials and offers guidance on managing them safely, minimizing the risk of exposure to tenants and workers.

  6. Property Maintenance and Repairs: Landlords are legally obligated to maintain their properties in good repair, which includes the structure, exterior, and essential systems such as heating, plumbing, and electrical installations. Addressing maintenance issues and repairs promptly is vital to ensuring the property remains safe and comfortable for tenants.

  7. Tenant Rights and Responsibilities: A well-drafted tenancy agreement is essential to clearly define the terms of the tenancy, including rent, notice periods, and the responsibilities of both the landlord and tenant regarding property upkeep. Additionally, landlords must protect tenant deposits in a government-approved deposit protection scheme.

Landlords Checks is committed to supporting landlords in fulfilling their legal responsibilities and maintaining high standards across the borough. By adhering to these obligations, landlords contribute to a safe, comfortable, and legally compliant living environment for their tenants, ensuring a successful rental experience in Kensington & Chelsea.
