Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Sutton Council Safety Certificates For Landlords

Safety Compliance Guide for Landlords in Sutton Council

Managing rental properties in Sutton requires a commitment to safety and compliance with local regulations. To protect your tenants and meet legal obligations, you must secure several key safety certificates. This guide outlines the essential Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates required for both residential and commercial properties in Sutton.

Fire Risk Assessments

Fire Risk Assessments: Keeping Your Property Safe

Fire Risk Assessments are essential for identifying and mitigating fire hazards within your property. This assessment is particularly important for multi-occupancy buildings and commercial properties in Sutton.

Key Points:

  • Hazard Identification: Evaluate potential fire risks, including faulty wiring, flammable materials, and obstructed escape routes.
  • Implement Safety Measures: Ensure smoke detectors are installed, exits are clearly marked, and fire extinguishers are accessible.
  • Regular Reviews: Update your Fire Risk Assessment regularly, especially after significant changes to the property or occupancy levels.

Electrical Installation Condition Report (EICR)

EICR: Ensuring Electrical Safety

An Electrical Installation Condition Report (EICR) is a legal requirement for landlords in Sutton. This report ensures that all electrical installations in your property are safe and meet current standards.

Key Points:

  • Comprehensive Electrical Inspection: A qualified electrician will inspect wiring, sockets, and other electrical components for safety.
  • Testing for Defects: The inspection includes testing for potential hazards like faulty wiring or overloaded circuits.
  • Reporting and Action: The EICR will detail any necessary repairs or upgrades, which must be addressed promptly. A copy of the report should be provided to your tenants.

Energy Performance Certificate (EPC)

Understanding the EPC for Your Property

An Energy Performance Certificate (EPC) rates the energy efficiency of your property and is required by law before renting out a property in Sutton. This certificate provides prospective tenants with valuable information about the property’s energy use.

Key Points:

  • Energy Assessment: An assessor will evaluate the property’s insulation, heating systems, and energy efficiency.
  • Energy Rating: Properties are rated from A (most efficient) to G (least efficient). A minimum rating of E is required for rental properties in Sutton.
  • Validity: The EPC is valid for 10 years, and it’s advisable to update it if you make any energy-related improvements to the property.

Gas Safety Certificate

Gas Safety: Protecting Your Tenants

A Gas Safety Certificate is mandatory for any property in Sutton that has gas appliances. This certificate is issued annually following an inspection by a Gas Safe registered engineer.

Key Points:

  • Annual Gas Inspection: The engineer will inspect all gas appliances, such as boilers and heaters, to ensure they are safe and functioning properly.
  • Safety Checks: The inspection includes checking for gas leaks, ensuring proper ventilation, and verifying the operation of safety devices.
  • Issuing the Certificate: After the inspection, you’ll receive a Gas Safety Certificate, which must be provided to your tenants within 28 days.
