Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Tower Hamlets Council Safety Certificates For Landlords

Safety Compliance for Landlords in Tower Hamlets Council

Landlords in Tower Hamlets have a responsibility to ensure their properties are safe, secure, and in compliance with local regulations. This guide outlines the essential safety certificates required for residential and commercial properties, including Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

Fire Risk Assessments

Fire Risk Assessments: Safeguarding Your Property

Fire Risk Assessments are crucial for identifying fire hazards and ensuring the safety of your tenants. For properties in Tower Hamlets, particularly those with multiple occupants or commercial usage, regular Fire Risk Assessments are a legal necessity.

Key Points:

  • Identifying Fire Hazards: Examine your property for potential fire risks like faulty wiring, cluttered exits, and flammable materials.
  • Implementing Safety Measures: Ensure that fire alarms are installed, exits are unobstructed, and fire extinguishers are easily accessible.
  • Ongoing Maintenance: Regularly update your Fire Risk Assessment, especially after any significant changes to the property.

Electrical Installation Condition Report (EICR)

EICR: Electrical Safety Compliance

An Electrical Installation Condition Report (EICR) is a legal requirement for landlords in Tower Hamlets. This report ensures that the electrical installations within your property are safe and up to code.

Key Points:

  • Thorough Electrical Inspection: A qualified electrician will inspect the property’s wiring, sockets, and electrical components for any safety concerns.
  • Identifying Issues: The inspection will identify potential hazards, such as outdated wiring or overloaded circuits.
  • Report and Action: The EICR will provide a detailed account of any issues that need to be addressed. This report must be given to your tenants.

Energy Performance Certificate (EPC)

Understanding EPC Requirements

An Energy Performance Certificate (EPC) is required for all rental properties in Tower Hamlets. This certificate rates the energy efficiency of your property and is a legal requirement before renting.

Key Points:

  • Energy Efficiency Assessment: An assessor will evaluate the property’s insulation, heating systems, and overall energy use.
  • Energy Rating: Properties receive a rating from A (most efficient) to G (least efficient). A minimum rating of E is required to let out the property.
  • Validity: The EPC is valid for 10 years, and updating it after making energy improvements is advisable.

Gas Safety Certificate

Gas Safety: Protecting Your Tenants

A Gas Safety Certificate is necessary for any property with gas appliances in Tower Hamlets. This certificate must be renewed annually following an inspection by a Gas Safe registered engineer.

Key Points:

  • Annual Gas Inspection: The engineer will check all gas appliances, including boilers and stoves, to ensure they are safe to use.
  • Safety Checks: This includes testing for gas leaks, ensuring proper ventilation, and verifying the functionality of safety devices.
  • Issuing the Certificate: After the inspection, you’ll receive a Gas Safety Certificate, which must be provided to your tenants within 28 days.
