This is a SCAM…

This is a scam I arranged as a Landlord to have a CP12 Gas Safety Check done for my tenant in Medway however they contacted me to say they do not work outside of the M25. I requested a refund on the 4th December 24 and have rung 4 times as the refund has not been put back into my account each time I ring I am told it will be refunded but I am still waiting and will be reporting them to Trading Standards. I would avoid them as they are not honest.

Stay away – Refund still due (a month now)

Despite I booked the appointment (date & time) and paid online, they called me to inform me that they don’t work on weekends. I am still waiting for the refund that should have been issued one month ago. Each time I call them the answer is the same - you will receive the refund next Friday. It never happens. Stay away. I will report it to the council. Despite they have answered that they are looking at it it is already 2 months and still no refund has happened. Stay away it is a SCAM

Waltham Forest Council Safety Certificates For Landlords

Essential Safety Certificates for Landlords in Waltham Forest Council

In Waltham Forest, landlords have a legal duty to ensure their properties meet safety standards to protect tenants and comply with local regulations. This guide covers the key safety certificates required for both residential and commercial properties, including Fire Risk Assessments, Electrical Installation Condition Reports (EICR), Energy Performance Certificates (EPC), and Gas Safety Certificates.

Fire Risk Assessments

Fire Risk Assessments: Protecting Your Property and Tenants

Fire Risk Assessments are critical for identifying potential fire hazards and implementing safety measures to reduce risks. For properties with multiple tenants or commercial spaces in Waltham Forest, this assessment is particularly important.

Key Points:

  • Identifying Risks: Evaluate the property for fire risks such as faulty wiring, blocked exits, and flammable materials.
  • Implementing Safety Measures: Ensure the installation of smoke alarms, clear escape routes, and accessible fire extinguishers.
  • Regular Updates: Update the Fire Risk Assessment regularly, especially after changes in the property or occupancy.

Electrical Installation Condition Report (EICR)

EICR: Ensuring Electrical Safety Compliance

An Electrical Installation Condition Report (EICR) is required by law for all rental properties in Waltham Forest. This report confirms that your property’s electrical systems are safe and meet current regulations.

Key Points:

  • Comprehensive Electrical Inspection: A qualified electrician inspects the property’s wiring, sockets, and other electrical installations for safety.
  • Identifying Issues: The inspection includes testing for hazards like faulty wiring or overloaded circuits.
  • Report and Compliance: You will receive a detailed report outlining any necessary repairs or upgrades. A copy of the EICR must be shared with your tenants.

Energy Performance Certificate (EPC)

Understanding EPC Requirements

An Energy Performance Certificate (EPC) provides a rating of your property’s energy efficiency, which is legally required before renting out a property in Waltham Forest. This certificate helps tenants understand the energy costs and efficiency of the property.

Key Points:

  • Energy Efficiency Assessment: An assessor evaluates the property’s insulation, heating, and energy use to determine its efficiency.
  • Energy Rating: Properties receive a rating from A (most efficient) to G (least efficient). A minimum rating of E is required for renting.
  • Validity and Updates: The EPC is valid for 10 years. Consider updating it if you make energy improvements to the property.

Gas Safety Certificate

Gas Safety: Ensuring Safe Appliances

A Gas Safety Certificate is mandatory for properties with gas appliances in Waltham Forest. This certificate is issued annually following an inspection by a Gas Safe registered engineer.

Key Points:

  • Annual Inspection: The engineer inspects all gas appliances, including boilers and cookers, to ensure they are safe and functional.
  • Safety Checks: This includes testing for leaks, proper ventilation, and verifying that safety devices are operational.
  • Issuing the Certificate: After the inspection, you’ll receive a Gas Safety Certificate, which must be provided to your tenants within 28 days.

Conclusion

Landlords in Waltham Forest must ensure their properties comply with safety regulations to protect tenants and meet legal requirements. By obtaining the necessary Fire Risk Assessments, EICRs, EPCs, and Gas Safety Certificates, you can maintain a safe and legally compliant property.
