Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

EICR: Ensuring Electrical Safety and Compliance for London Landlords

For landlords in London, the Electrical Installation Condition Report (EICR) is a crucial document for ensuring the safety of their rental properties. An EICR assesses the condition of the electrical installations, identifying any potential hazards or defects. Understanding the importance of an EICR, its process, and the legal requirements is essential for maintaining a safe and compliant property in London.

An EICR is a comprehensive inspection of a property’s electrical systems, conducted by a qualified and registered electrician. This inspection covers various aspects, including wiring, sockets, light fittings, consumer units, and earthing arrangements. The electrician will perform tests to identify any faults, damage, or non-compliance with current safety standards. The report will categorize any issues as either requiring immediate attention (coded as C1 or C2) or recommended improvements (coded as C3).

The process of obtaining an EICR involves scheduling an inspection with a certified electrician. During the inspection, the electrician will conduct visual checks and perform tests using specialized equipment. They will then compile a detailed report outlining the condition of the electrical installations, any identified issues, and recommendations for remedial work. Once any necessary repairs are completed, the electrician will issue an EICR certificate, confirming that the property is electrically safe.

Landlords in London are legally required to ensure the electrical safety of their rental properties. While there isn’t a strict legal requirement for how often an EICR must be carried out, it is generally recommended to have one conducted every five years or whenever there is a change of tenancy. Regular EICR checks help landlords avoid legal penalties and, more importantly, protect their tenants from potential electrical hazards. Compliance with electrical safety regulations is crucial for responsible property management.
