Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Ensuring Residential Safety with a Gas Certificate in Enfield

For property owners and managers within the borough of Enfield, London, the safety and well-being of your tenants are paramount responsibilities that underpin your professional conduct. A crucial element in fulfilling this duty is the mandatory acquisition of a valid Gas Certificate. This is a legal imperative stipulated by UK law and a vital step in safeguarding your tenants from the potential dangers associated with unsafe gas appliances and installations within your rental properties.

The Gas Safety (Installation and Use) Regulations 1998 place a clear legal obligation on landlords to ensure that all gas appliances, flues, and associated pipework within their rental accommodations undergo an annual safety inspection conducted by a Gas Safe registered engineer. Failure to adhere to these regulations can lead to significant financial penalties and even potential imprisonment. Consequently, recognizing the importance and necessity of a Gas Certificate for your Enfield properties is non-negotiable for ethical property management and the assurance of occupant well-being.

Securing a Gas Certificate involves a comprehensive annual examination of all gas appliances present within the property, including central heating boilers, gas-fueled fireplaces, and cooking ranges, as well as the connected pipework and ventilation flues. A Gas Safe registered engineer will perform these thorough checks to confirm their safe and efficient operation. Upon successful completion of the inspection, the engineer will issue a Gas Safety Certificate, which formally verifies that the gas appliances meet the requisite safety standards. It is imperative to retain a copy of this certification for your records and to provide your tenants with a copy within 28 days of the inspection or prior to their occupancy of the property.

Routine annual gas safety inspections and the possession of a current Gas Certificate are not merely about fulfilling legal obligations; they are fundamentally about safeguarding the lives of your tenants. Carbon monoxide leaks originating from malfunctioning gas appliances are insidious and potentially lethal.
