Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord Certificates: A Comprehensive Guide for London Property Owners

Navigating the maze of legal requirements for property safety and compliance is a crucial aspect of being a landlord in London. Landlord certificates are essential documents that confirm a property meets specific safety standards, protecting both tenants and landlords. These certificates cover various aspects, including gas safety, electrical safety, and energy performance. Understanding the types of landlord certificates required, their validity, and the processes involved is crucial for maintaining a safe and compliant property in London’s competitive rental market.

There are several key landlord certificates that property owners must obtain to ensure compliance. The Gas Safety Certificate (CP12) verifies that all gas appliances and flues are safe for use, preventing potential gas leaks and carbon monoxide poisoning. The Electrical Installation Condition Report (EICR) assesses the safety of electrical installations, ensuring they meet current safety standards. The Energy Performance Certificate (EPC) provides an energy efficiency rating for the property, which is crucial for potential tenants and buyers. Additionally, Fire Risk Assessments are essential for communal areas in multi-occupancy buildings, ensuring proper fire safety measures are in place. These certificates collectively ensure that properties meet the necessary safety standards, reducing the risk of accidents and legal issues.

The validity of these landlord certificates varies, requiring landlords to stay vigilant. Gas Safety Certificates are valid for 12 months, necessitating annual renewals. EICRs are recommended every five years or when there’s a change of tenancy. EPCs are valid for 10 years, providing a longer period of validity. Fire Risk Assessments should be reviewed annually or whenever there are significant changes to the property. Regular checks and renewals are essential to maintain compliance and ensure tenant safety. In London, where regulations are strictly enforced, staying up-to-date with these certificates is vital for avoiding penalties and maintaining a reputable rental property.

The process of obtaining these certificates involves engaging qualified and accredited professionals. For Gas Safety Certificates, Gas Safe registered engineers conduct the inspections. EICRs require qualified electricians to perform the assessments. EPCs are carried out by accredited energy assessors. Fire Risk Assessments are performed by competent fire safety professionals. These professionals conduct thorough inspections, provide detailed reports, and issue the necessary certificates. Choosing reputable providers ensures that the assessments are conducted to the highest standards, safeguarding both tenants and landlords from potential hazards and legal issues.

Maintaining compliance with landlord certificates is not just about avoiding penalties; it’s about providing a safe and comfortable living environment for tenants. In London’s competitive rental market, properties with valid safety certificates are more attractive to potential tenants. Ensuring your property meets all safety standards is a crucial part of responsible property management.
