Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

Landlord Electrical Safety Certificate: Ensuring Tenant Well-being

As a landlord, ensuring the safety of your tenants is paramount, and this includes the electrical installations within your rental property. Obtaining a valid landlord electrical safety certificate is not just a matter of good practice; it’s a legal requirement in many parts of the UK. This guide explains what a landlord electrical safety certificate is and why it’s crucial for your responsibilities. A landlord electrical safety certificate, officially known as an Electrical Installation Condition Report (EICR), is a document issued after a qualified and registered electrician has thoroughly inspected the electrical installations in your property. This inspection covers all fixed electrical parts, including wiring, sockets, light fittings, and the consumer unit (fuse box), to identify any potential hazards, defects, or non-compliance with current safety regulations (BS 7671). In England, the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 mandate that every landlord must obtain a landlord electrical safety certificate for their rental properties. This regulation requires landlords to have a valid EICR in place before the start of a new tenancy and to ensure that these installations are inspected and tested at least every five years thereafter. Furthermore, landlords are legally obligated to provide a copy of this landlord electrical safety certificate to their existing tenants within 28 days of the inspection and to new tenants before they move into the property. They must also retain a copy for future inspections and provide it to the local authority if requested. Complying with the regulations surrounding the landlord electrical safety certificate is essential. Failure to do so can result in significant penalties, including substantial fines. More importantly, neglecting electrical safety puts your tenants at risk of electric shock and fire, which can have devastating consequences. By obtaining a landlord electrical safety certificate and acting on any recommendations for remedial work, you demonstrate your commitment to providing a safe living environment and fulfill your legal duties.
The process of getting a landlord electrical safety certificate involves arranging for a qualified and registered electrician to conduct the EICR inspection. Once the inspection is complete, you will receive the EICR certificate, detailing the condition of the electrical installations and any necessary actions. It is then your responsibility as the landlord to ensure that any urgent or recommended work is carried out promptly.
