Order 17880

Order 17880 I am extremely disappointed with the service. 1) The inspector did not show up for the scheduled appointment. 2) Nobody bothered to call me to inform me that the inspector would not come, and I had taken a day off from work specifically for this appointment. 3) I called customer service four times to reschedule, and every single time, I was told that someone would call me back. Unfortunately, nobody ever did. 4) They charged me for a service that was never performed, and it looks like they are having serious difficulties actually delivering what they promise. The level of unprofessionalism is absolutely shocking. I have not seen such blatant disregard and ignorance towards a customer in a very long time. I have wasted my time, money, and energy dealing with a company that clearly does not care about its customers. Avoid this service at all costs!

Safety Certificates for Landlords in Bromley

In Camden, property owners must adhere to strict regulations to ensure their rental properties are safe, secure, and legally compliant. Upholding these responsibilities is vital for protecting tenants, avoiding legal repercussions, and maintaining the quality of the housing stock. Below is an outline of the key obligations that landlords in Camden are expected to fulfill:

  1. Fire Safety Compliance: Ensuring that properties meet fire safety standards is essential. This includes installing smoke alarms on every floor, placing carbon monoxide detectors in rooms with solid fuel-burning appliances, and regularly conducting Fire Risk Assessments, particularly in multi-occupancy buildings. Clear and accessible escape routes are also a must, along with providing tenants with information on fire safety procedures.

  2. Electrical Safety: Landlords are responsible for the safety of the electrical installations in their properties. An Electrical Installation Condition Report (EICR) is required to certify that the electrical systems are in safe working order. This report should be renewed every five years or when a new tenancy begins, with a copy provided to the tenant.

  3. Gas Safety: All gas appliances, fittings, and flues must undergo an annual inspection by a registered Gas Safe engineer. A Gas Safety Certificate must be issued following this inspection, and a copy must be provided to tenants within 28 days of the check or at the start of a new tenancy. This measure is crucial for ensuring the safety of the property and its occupants.

  4. Energy Performance Certificate (EPC): Before a property can be rented out, it is mandatory to provide tenants with an Energy Performance Certificate (EPC). The EPC rates the energy efficiency of the property, and it is valid for ten years. To comply with legal requirements, properties must achieve at least an E rating.

  5. Asbestos Management: For properties built before the year 2000, an Asbestos Management Survey is necessary. This survey identifies any asbestos-containing materials and provides guidelines on how to manage them safely, protecting tenants and workers from exposure risks.

  6. Property Maintenance and Repairs: Landlords are legally obligated to maintain their properties in good condition. This includes addressing the structure, exterior, and essential systems such as heating, plumbing, and electrical installations. Promptly carrying out repairs and addressing maintenance issues reported by tenants is crucial for ensuring that the property remains safe and habitable.

  7. Tenant Rights and Responsibilities: Providing a clear and detailed written tenancy agreement is essential. This agreement should outline the terms of the tenancy, including rent, notice periods, and responsibilities for property upkeep. Landlords must also protect tenant deposits in a government-approved scheme.

Landlords Checks is committed to supporting landlords in fulfilling their legal obligations and maintaining high standards throughout the borough. By meeting these responsibilities, landlords help ensure the safety and well-being of their tenants, contributing to a better living environment in Camden.
