Poor Service

Very disappointing experience on the 2nd time around. After chasing me to get me Fire Risk Assessment booked in because the previous one was about to expire, ( or more than one occasion unnecessarily). They then tried to charge me for things that are not needed on a risk assessment and i had to be firm with them as i work in property so knew they were just touting for business. I have today received the certificate nearly 3 months after the report was carried out. This was very disappointing especially as i had to continually chase the report . I would not recommend i had a client with a block of 16 flats i could of referred but obviously didn't.

Where’s the refund?

We booked an appointment and paid on 20th Jan. The engineer didn’t turn up and nobody notified us about the issue. The staff agreed to refund us but after 2 months we still haven’t received the refund. Never received any response from them 1 month ago.

What is an EPC? A Comprehensive Guide for London Landlords

For landlords in London, understanding what is an EPC, or Energy Performance Certificate, is essential for legal compliance and attracting tenants. An EPC provides an energy efficiency rating for a property, ranging from A (most efficient) to G (least efficient). This certificate informs potential tenants and buyers about the property’s energy performance, helping them make informed decisions about energy costs and environmental impact. This blog will explore what an EPC is, its importance, and how landlords can obtain one in London.

An Energy Performance Certificate (EPC) is a legally required document whenever a property is built, sold, or rented. It assesses the energy efficiency of a building, providing a rating that reflects its running costs and CO2 emissions. The EPC includes information about a property’s energy use, typical energy costs, and recommendations for improving energy efficiency. This certificate is valid for 10 years and must be provided to potential tenants or buyers before they commit to a property. In London’s competitive rental market, a good EPC rating can be a significant advantage.

The EPC assessment process involves a qualified and accredited energy assessor inspecting the property. This inspection includes examining various aspects, such as the property’s age, construction materials, insulation, heating systems, lighting, and ventilation. The assessor will then generate an EPC report, which includes the energy efficiency rating, estimated energy costs, and recommendations for improving the property’s energy performance. The EPC report also breaks down the energy performance of different elements of the property, such as walls, windows, and heating systems, providing a detailed overview of its energy efficiency.

Obtaining an EPC is not just a legal requirement; it also offers several benefits for landlords. A good EPC rating can make a property more attractive to potential tenants, as it indicates lower energy bills and a smaller environmental footprint. It can also help landlords identify areas for improvement, potentially saving money on energy costs and increasing the property’s value. Furthermore, compliance with EPC regulations helps landlords avoid penalties and maintain a reputable standing in London’s rental market.

To ensure your property meets all legal requirements and appeals to potential tenants, it’s crucial to obtain a valid EPC certificate. For reliable and professional services, consider using Landlords Checks Energy Performance Certificate.
